Ryan Homes - Very Poor Experience and Horrible HOA

My review. Essentially they only care about new clients, not the people who have already purchased a home and our currently paying HOA fees. They also will not allow solar panels because they are afraid it will hurt new home sales. They also lie as to when the residents will take over the HOA. Ryan isn't running your HOA. The developer who owns the land does.

He invited Ryan to sell lots, giving him his cut, to build homes giving Ryan their cut. Ryan could care less regarding the HOA. They are there to build a cheap house benefiting the stock holder at the buyers expense.

Not a decent product at all! It's one big money pit!

Ryan is pretty slick. There used to be another complaint site here with almost 200 complaints!

That has miraculously dwindled down to 35 with many of them being positive reviews. I bought one and I had so many problems due to poor workmanship. I had that home for 4 years. Leaving out complaints such as doors not closing, walls not plumb, wood floor cracking, and squeaky floors which some may say are subjective or my opinion.

Let me mention the items that did need repairs or replacement. This on a brand new home. I had 2 supposedly brand new kitchen GE appliances that needed replacing. The refrigerator compressor failed.

That was replaced by GE for free. The dishwasher motor failed. That was past the warranty so that cost me. For 2 new appliances to fail makes me wonder if these supposedly new appliances weren't refurbished providing more profits to Ryan.

After all. They buy and supply all of the materials and hire local contractors at the cheapest rates to put it all together. My roof kept losing shingles on windy days from the 4 years I owned the house. My first year was covered.

After that I was paying for roofers on a brand new roof! We are talking about numerous service calls on a new roof! My HVAC system had 7 breakdowns. Many of those repairs occurred past the warranty which cost me out of pocket to fix!

My basement had 4 leaks from the wall cracking and the garage 1 leak. Those were not considered structural and also cost me. BTW. Regarding their 10 year structural warranty.

You have to hire a licensed engineer to document the problem which can still be denied by Ryan. My front doorbell shorted out. My garage door keypad failed and not from a dead battery. You don't expect to lay out as money as I did on necessary repairs on a new home.

What I did like about the home was the homes floorplan. Ryan is good at that. They are very responsive during that one year warranty. Sending back many of the substandard contractors, like the HVAC company that put my unit in.

Now to be fair regarding them. Out of the 7 failures. Three were from the cheap equipment that Ryan supplied to them to install.

The same thing goes with garage keypad. Absolute garbage.

Ryan Homes - They are not a number one builder.A lot of structures are not nailed tight, cut too short and not aligned proper.

They are in the building stage and there are several 2"x6" not nailed tight having gapping of approx. 2" or more. Several places on gable where they have 2"x4" connecting with 2"x6".Several places where the 2"x4' and 2"x6' are cut too short and not aligned proper. Met with project person and was told this is satisfactory work. I have photos on my phone but don't know how to load them. I'll keep trying.

For the price the quality of work is very poor. I wouldn't recommend to anyone because after showing and discussing with project person nothing was done. I sent complaint and photos to customercare@***.com and waiting to see if I get a response.

Yep, trust those instincts. I'm in a townhome in Cabin Branch.

It's a nightmare and now they are ignoring my calls. My one year was about 2 weeks ago and I started trying to get all the warranty issues reported back in May.

So far they've fixed one item out of about 4 dozen. Fixing everything will easily set me back $30,000.

First off Ryan homes or its structure parts for each model are done in a factory with all sections, boards, ect. cut to precision lengths.

That in itself sounds great but here's where everything fails after that. Ryan contracts the cheapest labor in a set given area of construction to put these pieces together. Couple this with the fact that Ryan buys the cheapest HVAC equipment, hiring the local cheapest HVAC company, usually it's one that has several complaints because they are the cheapest, for installation purposes only. This goes for the roofers who are supplied the shingles by Ryan.

Since all of these contactors are only hired for labor only their attitude upon doing the job is poor and further contributes to the overall poor workmanship. The Ryan Project Manager is a fancy title as he doesn't manage any of the actual construction but rather schedules and coordinates the succession of contractors and sees that they show up to move the home along to its completion regardless how it turns out. His title should be Project Coordinator. While the Ryan home buyer suffers from this approach the Ryan stockholders are making an extrodinary amounts of money.

For example. In 2012 Ryan shares were at $700 dollars per share. As of yesterday 9/24/19 it was at $3514.22 dollars per share. The point being made here that it is better to own Ryan stock than a Ryan home.

Someone has to pay for this huge profit and it's the home buyer for the lack of quality in materials and workmanship.

That's why Ryan buys every stick and piece of material that's brought to each job site project. They get a cost reduction on cheaper material bought at bulk rate.

Ryan Homes - Under sizing HVAC

I bought a Ryan home "used" the home has the original HVAC systems, the up stairs unit is a 2 ton unit, which is the bear minimum required for the 1500 square foot living area. they DID NOT FACTOR in the LARGE Windows, the Air handler and Duct work in the 100 plus degree attic. the result a system that can not keep up in the summer temper rises up to 5 degrees during the day. I have not been through a winter yet, but I expect it to be colder than the set point also RYAN Builders should be ashamed of them selves

I bought a brand new Ryan home and sold it after 4 years. The home was almost 24 hundred square feet.

They installed a 3 ton AC unit and a 60 thousand BTU furnace. Both of which were inadequate to properly heat or cool that home.

Ryan Homes - Landscaping foe pas and incompletions

We moved into our Ryan home in Monroe,Oh back in 2018 of November. We were told that a landscaping business would put in our yard ..excavating , and planting etc. They never cleared all the rubble in our yard ( small and large rocks throughout the main areas of our yard. They never finished the yard ( tree line ) on top of everything else. We were told in May this would be completed and now its July ?? We would like to be compensated and or this to be accomplished fully and not half done and improperly.

Ryan Homes - Stay away from the big builders.

Home buyers need to understand that Ryan Homes as well as other large builders can supply the most square footage and bang for the buck. They do this by being power buyers on materials and with the labor as well. They will tell the sub-contractor that they will give them all the work they can handle but at a cut rate that may be 25%-50% less than the going rate. The only way the sub-contractor can make money like this is to get the work done as quickly as possible. When that happens you get sub-par workmanship. Home buyers need to understand that before buying a home. No smaller builder can give the square footage for the money as these large builders. If you want quality, you HAVE to stay away from these guys. With a smaller builder you will get better quality, have more control and get better service but the downsize is that you will get less house for the money and it may take longer to build. As you may be able to tell, I am a contractor. Without defending Ryan or any other builder, why would you expect to get the most square footage, the most little bells and whistles and get a house built quickly, all while paying less money. My motto is, good, fast and cheap, pick any two. Buying/building a home is a large investment, do your homework. There have never been many good reviews about these guys, that should tell you something. No one is going to protect you against yourself. Most of us are the same, we want to complain about the "Walmart's" but we all want to get the best prices.

The mistake that you make on your assessment of Ryan homes and their poor quality as giving the home buyer the biggest bang for his buck is incorrect. Did you ever stop and think that Ryan is out to give their stockholders the biggest bang for their buck at the expense of the home buyers.

In 2012, NVR/Ryan stock was $700 dollars per share.

It closed on Friday, July 12, 2019 at $ 3849.63 per share! That is the reason that they purchase all of the materials and labor, both substandard and it's not for giving the home buyer anything but rather fleecing him on a brand new handyman special.

Never ceases to amaze me that people continue to buy these poorly constructed Ryan shanties and are then surprised by the lousy quality. There is so much info out there, that minimal research would scare away all but the most profoundly thick consumer.

They built an eyesore in Jefferson, MD, and the siding was buckling within 2 months. They ended up changing it before they began selling, but only because it was so obvious and the first thing one notices. I feel sorry for the people buying in this lemon orchard and I’m sorry that the land is defaced by this cheap mess of inelegantly designed, human storage sheds for.

They pay decent money for these places, but they get low quality plywood and vinyl slapped, up quickly by immigrant labor. Caveat Emptor!

Ryan Homes - Cheap material

I had a home built four years ago and the upstairs floor is squeaking when you walk and progressively getting worse. Had to pay a electrician to come over and connect the wires in the basement, so that my outdoor electrical outlet would work. Someone just folded them up and closed the cover, without connecting them and I did not discover until a year later and Ryan Home said it was passed the date for them to send someone out. I have water leaking under my kitchen sink, because they did not properly seal. They was supposed to have fixed, but they did not.
