Here is something, a sort of justice, regarding this company that would be fitting. Anyone remember that old Twilight Zone episode titled Judgement Night?

Nvr Mortgage Finance - Predatory lending practices - lure in with $5000.00

5/7/18. NVR Inc. is the holding company and it owns Ryan Homes, NVR Homes, NVR Mortgage and NVR Title Services. I am about to purchase a Ryan Homes in New Market MD - Lake Linganore. Ryan suggested to use their mortgage financing which is NVR Financing, because they would offer $5000.00 closing help. This is some type of switch and bate tactic because their closing costs were higher than other lenders closing cost. For example, the fee that NV charges to process the load is $1990 whereas Costco Home buying program was $311.00. I understand NV homes would allow the $5000.00 to be used with another lender if the NV financing would have denied the financing deal. However, when we demonstrated the lack of closing help Ronnie Staines - Branch Manager - NVR, Inc was still trying to push upon an inferior loan of higher interest rates and higher closing cost. Ronnie refused to denied the loan and said it was my decision not to move forward with their program. Even if we attempted to increase the cost of the home to cover some of the closing cost we would still be short. I again demonstrated this to Ronnie and he refused to deny the loan. Note other items a buyer should be reviewed is the mortgage insurance (MI). This was higher with NVR financing with a standard conventional loan. NVR MI was $207.00 and another lender monthly total was $142.00. Another option was to buy out of the MI for $8,740.57 and competitor was $6651.00. A $2089.57 cost difference. My point with this data is buyer should be aware of their unethical practice of Ryan and NVR Financing being lured in with bait of $5000.00 closing help. Seems to be predatory lending practices to me when you force a client to go with your lending institution for closing help and not have a competitive product.

They lie to you switch their story and have a answer to every question.

They are slick but do ever build with them. Tell family friends anyone who is looking to build don't do it.

Ryan Homes - Not too bad, but not great

We got a Venice and are pretty happy with it. It's a huge upgrade from our first home anyway and we love our new neighbors. From groud break to move in, it took 3 months, just like the PM said it would. Lots of space. No problems with foundation or structure (yet). However, the driveway started to flake after 1 month, and we're going through the process to replace it. There were a few other little issues which were fixed shortly after they came up as well. As a prior Ryan home owner I wish you the best of luck. Developers usually go with large companies like Ryan to build homes on the property they own.

Since these land parcels might be in great locations. And since location is everything. We sometimes take a chance and buy a Ryan home where a better builder would have been the ideal scenario. I had so many problems and out of pocket expenses with my Ryan home that it was best for me to sell it.

I found that Ryan is only concerned with profits for the stockholders through cheap materials and construction labor that ends up with bad results for the buyer. My brand new 4 year old home required a new roof, siding and HVAC unit as advised from service technicians from constant repairs. I had already had to replace a refrigerator and dishwasher that went bad after one year. Many people in my community had their window seals go after one year.

That's when the windows fog up from moisture. Although the window company Ryan used, Ply Gem, warranted the windows. The labor was not and many neighbors had to hire a contractor to install them. Where talking about homes that are relatively new.

A few years old.

You buy a new home to avoid problems due to repair costs for several years. You don't expect to end up purchasing a brand new handyman special.

Just got off the phone with customer service. Was calling to request 3 things. First was a simple 1 year drywall/nail pop sceduling. That went fine. Second was having them send some one out to do minor repairs like the air vents in the bathroom has a 1/4" gap and some trim is pulling away from the wall. Normal settlement issues. The third was very disturbing to me. There is a rodent behind the wall on the third floor master bedroom. The house is less then a year old. They are prefab homes. There for when they put the walls togeather and seal them the way they are suppose to there is no way for any type of rodent to get back there. When I asked what do we do about this. The guy said we have to call an exterminator and prove that the home is not sealed properly before they do anything. Basicly if I want them to do anythikng I have to rip my walls down to see and provide proof before they do anything about it. Also if u buy into there *** enginerred homes do not use there hardwood floor option. Complete waste of money. If I had to option to do this all over again I would never buy a Ryan home. And will never buy another one as long as I live.

First off the correct spelling is "realtor"

2nd I would be willing to bet the kids were running around tearing the model apart and you didn't listen to the half the sales rep said during your appointment. Or possibly you were already spending more then your could afford so the sales rep didn't go over the options because you would price yourself out of the house. Maybe if your were smart enough not to bring a "realtor" that they had to pay you could have got them to take more off the sales price and gotten hardwood for free..

Ryan Homes - Worst Homebuilders EVER!!!!!!

This is the mostn unprofessional company I have ever dealt with. Our home was supposed to be completed in March, but we are on April 16, 2013 now. They have moved our settlement back 3-4 times as well. A person from Ryan homes called us last week and said that we were able to settle earlier. Then another person called and said that we might not because they haven't received the FHA approval. We are supposed to settle on Friday, which today is Tuesday, and we can't settle until the FHA approval is in. I called HUD yesterday and they said that it takes a minimum of 30 days to approved FHA. Now how in the world can we settle on Friday if they didn't send out the approval to the government until last week. I am so upset right now. I am warning everyone, this whole house buying process has been a disaster. Home buying is supposed to be fun but I am totally done with everything about it.

This would happen with ANY builder! The loan process is rought because of the financial collapse a few years back.

It's not their fault that you can't get your approval, FHA has strict requirements, I went through the same thing guy a 50 year old house a few years ago... I think you are just being a *** about it...

big deal you are a few weeks behind, custom homes builders can take up to a YEAR or MORE to complete... so stop your whining you little ***

Sounds mostly like a misunderstanding. NO ONE at Ryan Homes is obligated or should be expected to do what they say.

NVR isn't bothered in the least by these sort of complaints.

I'm sure they and the Ryan Homes staff are "LMAO" in comments to one another when reading this. Just hope the typical repairs to your new Ryan homes home go a little smoother once you actually close.
