Say NO to purchasing any new construction home from Ryan Homes with their amenities that include $16,000 worth of buckled hardwood floors from the day of settlement installed by RiteRug Flooring over a moisture laden slab, an undisclosed swamp on the edge of the back yard with snakes and huge mosquitos initially hidden by now nonexistent trees, a bare yard full of deep crevices, unscreeded rocks, stone, construction debris but NO grass and Ryan Homes project managers (chad merritt, doug huber, kevin connery, seth foster, jason leydig, kevin walsh) who consistently attempt to insult your intelligence and refuse to address valid issues of shoddy workmanship in a year and a half old home ESPECIALLY if you are African American or of Indian descent.

Stop with the racial *** that you got a poorly constructed house because you were black and were taken advantage of. The fact is that Ryan builds a poorly constructed house from the cheap materials to shoddy workmanship no matter who you are so stop crying the poor little old black me routine.

I'm tired of hearing it and for your information pal, I got stuck as well and I don't have that protective skin color to use as to why my house was bad. The fact is that Ryan homes or NVR stock is doing very well and currently trading at $1,898.00 per share. While they are doing well for the stockholders, who do you think is paying for all of those profits? It's the poor individuals that bought those Ryan homes where every cost cutting approach is used to generate those profits.

No pride or quality is put into any Ryan home. If and when the true reputation of the homes get around where profits will be affected then perhaps the quality will change.

I wouldn't hold my breath holding out for that as they have great marketing and sales pitch. Most Ryan home owners would never ever buy another nor recommend someone to buy one.

We have met with the management team - and things could not be better now - we are hopeful - and feel maybe we were overwhelmed with questions that with patience, wouLd be addressed. The team is truly a professional one and treat you with much respect. Signed - jittery home buyers - we feel happy and excited to be working with them now.

so far follow-up on questions - passing the buck - so no answers on concerns - they advise you to please tell us if anything is bothering you or any questions..don't sit and stew..come to us..so you do..and no follow-up - or when you ask- the buck gets passed to the other person - they say they work as a team - however one hand never knows what the other hand is doing - do far our experience is not good - hopeful it gets better - just keep adding on to our budget which was firmly stated up front - again, hopeful it gets better - we are ready to back out.

Where do I begin.... We have had nothing but issues with Ryan Homes.

To start, quality of work is bottom of the barrel. After moving in, it became immediately apparent that they do not care about quality. All the molding and doors were painted over saw dust and spackle dust. The drywall seams all stand out.

Ryan Homes blamed it on our new lightbulbs we installed. After 2 months of continually smelling sewage and seeing it on the lawn, Ryan Homes finally came out to look at the spetic. They never ran the wire to aerator. So the electrician came out and ran the wire.

After that, the alarm on the aerator never went off so Ryan Homes came out again. Come to find out that inside one of the septic tanks, they installed a valve backwards so septic was never making it past the first tank! After this, I noticed that on the electrical panel box, they changed the name of a breaker from Sump Pump to Septic. I asked them why it would be labeled Sump Pump to begin with...

Well the reason, I have a Sump Pump in my crawl space. When they ran the wire to the septic tank, they decided to just disconnect the sump pump wire and leave it. They had to come back out to install new wire from the panel box to the sump pump. We have a stone facade on our house.

We have been in the house for 1 year and there have been numerous spots where the stone has fallen off the house. The doors that are painted onsite are all streaking. It looks as if they only installed 1 coat at the time the house was installed. All the exterior doors need to be repainted.

Floors - we installed "upgraded" wood floors throughout the house. 8 months after we closed on the house, we noticed that floors have faded... significantly. 4 month review process by Ryan Homes and they denied our claim.

Look at the photos for yourself to see how much they have faded. Save yourself the headache and never ever build with Ryan Homes

Lemme guess: you’re in Ohio! Seems most complaints about Ryan come from that area! Hope you’ve gotten your issues resolved!

It looks like the area that did not change color was under an area rug. If you are getting alot of natural light wood wiil fade. Remove your area rug, the rest of your floor wiil catch up.

Ryan Homes - House Construction Review

Someone reported my post. So it was removed for not following "community standards", whoever reported it, (we can all think of who) can contact me directly.

Until then, I will post this everyday from 365 different Facebooks if I have to. I followed standards. You didn't. PLEASE share this.

Blow the web up with it! Ok... I may have lost my ***, a little bit. Here is THE e-mail: To whom it SHOULD concern, I have been told that Ryan Homes takes great pride in all their work and especially their approach to customer service.

I have questioned this many times throughout our dealing with Ryan homes, from the lying salesman we dealt with (honestly we expected that to be the case so not a big deal) to the "supervisor" who rushed us through our dry-wall walk through (while I was 8 months pregnant)...but I held on to hope and when we moved in my expectations were blown away. We loved our home instantly. Including all of the dirt and tools left behind from the folks who came to fix all the blue tape issues from our final walk through. We were in a hurry though, since we did NOT get our keys at closing because someone else failed to do their job on time, and so we didn't give much thought to the dirt left in our home or the fact that it was wide open with no one in it, though they appeared to have been there working the same day we were supposed to move in.

Again, we didn't put a lot of thought in to it. You see, when we moved in, we brought our 6 week old newborn with us. And I was and still am recovering from surgery, and trying to manage a chronic illness with chemo like medications so a little dirt on the floor, not being able to enter our home after closing, these were things we could look past because we finally had our own space. We didn't have to share with my father anymore, in one room, and our dog and cat would be returning to the house in a few short days, so everything was really, really nice.

We were in love. But now I sit here, under a gaping hole in my ceiling, on one of the two chairs we have left from the original 3, resting on sub-flooring because less than 10 days after we moved in, it started raining in our kitchen. I went to take a shower before bed, as I do every single night of my life for about 15 minutes and the next thing I know my husband is screaming at me to get downstairs. I come downstairs and promptly fall injuring my knee and head, due to the puddle of water that has accumulated all over our brand new hardwood floors, and even then, I was still trying to be positive.

At least I wasn't carrying the baby when I fell, I told myself. Then the next day came. ServPro came out and installed dehumidifiers and fans every where. To the point where I could not hear my in-laws (who were trying to visit us in our new home and meet their granddaughter) while they were standing a foot away from me.

Again, I tried to be positive. At least they came out so quickly. A few days later, the day my in-laws left, we sat around waiting for people to come work on the house and I watched them rip up the hardwood floors, the tile floors, and a few hours later I watched some plumber with his *** crack hanging out cut holes in my ceiling and bedroom wall. That was over a week ago.

And now here I sit, under that hole in the ceiling, with reminders of the multiple nails I have had stuck in my feet every time I run to make a bottle whenever I move my feet on the lower bar of one of the chairs that was not destroyed and you know what? I'm not feeling so positive anymore. In fact, I'm feeling pretty pissed off. We took a gander at our electric bill which was through the roof from all of the dehumidifiers and fans.

I don't have floors. We injure ourselves trying to feed our child on a daily basis, I haven't slept in my bed in a week because I need to be close to the bathroom at night and we don't have a toilet in ours, or floors for that matter. My cat has been stuck in the hole in the wall in our bedroom, the dog has had a nail stuck in his paw. My precious, sweet newborn has been exposed to chemicals, loud noises, strange men, and kept from napping multiple days at a time all for what?

There is still "known cause" for the leak, and absolutely no rush to repair any of this *** show that is our home. Oh also, I've been on *** meds this entire time. My hair is falling out. My house is a mess.

My baby is not at ease because her parents are not at ease because this? Is not a home. This, is a confined torture chamber that YOU have created and called a home. I write this because I have been told Ryan Homes WANTS to hear from us.

They WANT to hear from the customers. So here you go. What do I want in return? Pay my electric bill.

Those were not my fans nor my dehumidifier, though my baby did get sick from all the dry air, so thanks for that. I did not make it rain from my shower magically on the 9th time I took one. I did not need to destroy my new furniture, which I expect to be replaced. Also, how about you guys pay for part or all of the mortgage this month, because this is YOUR home.

Until I have floors, and I can come and go as I please without waiting on some work crew, and I can feed my child without it being a blood bath on my feet, this is not OUR home. This is Ryan Homes house, though you wouldn't know it because you have surely taken your time with repairs. I do want to leave a standing ovation for Phil. He has been the most pleasant to work with, though you can tell he is stretched thin because from what we see looking from the outside in, is that he also does Chris' job.

Because none of us want to deal with Chris. We received approximately ZERO updates from Chris during the building process, and I'm fine with that because Chris, is an @$$hole. He is arrogant and has no respect for the people he works for and I never want to see him in my house again unless its to apologize for his *** attitude and insulting bumper sticker that he leaves on his truck parked in front of my house everyday, where he sits playing on his cell phone about 90% of the time, yet the neighborhood Facebook is riddled with people trying to reach him and he can't seem to find the time to get back to them. Meanwhile Phil is running all over he11s acre trying to do everything for everyone with a smile on his face.

Give that man a raise. You need him. He is single handily the only reason I am writing this letter and you aren't receiving one from a lawyer, yet. All of that being said, I truly am a really reasonable and fair person and we would love to speak with someone further about all of this so we can get things back on the right track.

Prior to the "renovation" a week into our living here, we do love our home. But enough is enough, the buck stops here. It wouldn't hurt if someone could speak to the rest of our neighbors too, as nearly all of us have had leaking issues now and maybe there is something that can be done to prevent these issues in the future. Add on: My husband spoke with RiteRug today, who informed him they cannot come fix the floors until next week.

I am needing further treatment, and my family will be in town Monday to help me out around the house and I would appreciate not having to worry about them having bloody feet as well. So I called RiteRug myself, and did not enjoy the conversation nor did I accomplish anything. I regretfully reached out to Phil, who is already incredibly busy and he said he would see what he can do, and I'm positive he will but I shouldn't have had to bother Phil. It should have been as simple as explaining the situation to RiteRug and receiving help.

And honestly, it might be time to reevaluate your relationship with RiteRug anyway because the tile in my showers and kitchen looks like 5 teens came in on 4/20 with a pack of beer and slapped it up there, there are many complaints on our neighborhood Facebook page and RiteRug was asked about this to which they responded "that is acceptable work"...oh, ok. If I wanted *** looking tile I would have installed it myself. Also, if you guys need about a month worth of trash and baby diapers, we've got you covered, because we haven't had trash pick up since we moved in. Our garage smells amazing.

There isn't a great system for move in on who to call for what, so we received the wrong trash can, and the guys refused to pick the trash up when they came Friday because their boss told them they couldn't. A folder/packet for people moving in may prove helpful in the future, unless you really want us to start mailing you diapers. As of this morning, I am ready to move out. My husband and I are fighting, because I feel like he is allowing us to get walked all over and its really not his fault.

Its the situation you have put us in. I understand you guys enjoy money, and that's great, we ALL do, but you are dealing with peoples livelihoods here, take it seriously. I swear I am not always such an @$$hole, I really am a nice person, but I am so fed up. We worked hard for this, this was supposed to be our home, we were excited, and instead here we are getting *** all over because you guys cannot get your act together.

How would you like it if it were YOUR house and YOUR family? You wouldn't. If you could remember that and take it in to the consideration in the future while you're slapping these homes up left and right, you might actually end up making a little more money, but hey, who am I. I'd like to encourage my friends to build with you guys in the future, but they're all watching this and I'm half tempted to start meeting people at the models and telling them to RUN.

Please take this seriously. You have pushed me and my little new family, to our breaking point. This was not the start to 2017 we wanted or deserved. This is my neighbor...Apparently, the drawers and toilet seats in our master bathroom make so much noise that she can never sleep. However, we never hear their drawers or toilet seats...we must have one sided insulation...darn you Ryan Homes for installing one sided insulation...lol.

You lost me with every detail in and around and what even you ate for breakfast in this complaint. You ramble so much in this review that rather than feel sorry for you and mad with Ryan, I feel sorry for your husband that has to listen to you.

Ryan must have customer service operators quit after taking a call from you.

Corrupt and dishonest business culture runs deep and throughout the company’s culture.

I do not even know where to start but I will not bore people with ALL of the thousands of details and examples, I will just give highlights and examples:

1. NVR Mortgage lied repeatedly about the APR and fees employed unfair and deceptive practices which were clearly illegal. Even when we called them out they would apologize and then try to find new ways to pad their pockets with hidden fees.

2. The sales person that we worked with lied non-stop and would upsell us on options that didn’t even exist. ONE example (and she did this to our neighbors too) She sold us a 2 foot extension on our garage and when we pointed out that the plans online didn’t show this as an option for our model she said the internet plans were out of date. They know stuff like this is a deal breaker early on so they were take your money and say ANYTHING to keep the deal going then try to give you your $1500 back once you catch them in their lie.

3. Once the house is over one year old OR the neighborhood is about sold out, even though you still have to work with them on warranty items such as HVAC issues you may have, they treat you like dirt. I had a part go bad in July and it took them until Oct to fix it. They lied and said the part was on back order but I called the vendor and got the truth. The truth is, they do this on purpose so that you will be so annoyed that you will stop calling them and just pay someone else to fix what they are supposed to cover for free.

Trust me when I tell you there are dozens and dozens of issues that I could tell you about all day. The truth is their culture is one of saying whatever it takes to make a buck, even if it means smiling while they lie to your face. They are nice to you, and put on a good show but from top to bottom they are all liars, cheats and corrupt to the bone.

1. I doubt that, the GFE shows everything and the hud has to be that or lower.

Plus you have the option of using your own bank??

2. The sales reps don't get paid a commission on the house so why would the upsell you?

My rep told us they usually try to talk people out of options.

Of course I read my truth in lending, how do you think I kept catching them with their hidden fees? I am a banker, I know how it works.

The APR would conspicuously missing on the Truth doc too. Plus they updated it about 8 times and each one was different from the last. Not sure what you are basing your ignorant statement on.

We busted the woman dead to rights on a federal crime and she broke down crying and ADMITTED that we caught her!

i live in NJ my home was built in 2000.,I am the 2nd owner, the home was sheet'd on the exterior all around with cardboard yes cardboard they stapled it to the 2x4s with a staple gun. and all the homes in nj were built the same.

by Ryan Homes, NVR. This was apparently approved by HUD so they went ahead and built with it. Leaks from behind the windows, siding etc. A nightmare,walls shake with wind storms as well.

even if your home is still covered under warranty they will tell you its approved by HUD.. this is how they got away with it. Government protection!! you basically have to take them to court and show cause that its a structural default.

hopefully a judge will see this. and know even if the government ok's a product to build with doesn't mean its right!!!

P.S. before buying a Ryan/NVR Home have your home inspector pull the siding to make sure the home is sheet'd with ply wood!!!!!

Ryan Homes better be careful how they advertise 55 or better communities. They may may have law suit on their hands. There are many residents in or community that are NOT 55 or older. One unit was handled by Howard County and the county put a resident in a unit knowing full well that there was an under-aged chid living there because I informed the County employee myself in the presence of another unit owner. I have to enter at least 80 words so I will say how disgusted I have been and continue to be about the extremely poor way the actual sales experience was handled.

Juat recently purchased a Ryan Townhome and I am so pissed at all the problems that have surfaced, I would not recommend these builders to my worst enemy. My house has ao many problems I can't list them all. Some have been fixed, while others have not and I feel they are trying to wait me out as if Im going to forget that the house I just purchased is ***!

High Class Upper Management - Sub-Standard Homes/Townhouses

I would urge "every" potential buyer of a Dan Ryan property to definitely speak with a current homeowner before leaping into a destiny of unhappiness with his homes. Cheap Labor, Cheap Products, Hundreds of structural and interior defects. Vendors are all sub-standard. Ryan rushes to complete new developments, takes shortcuts on workmanship, will make sure defects are quick-fix to last through warranty period. Then, watch out. The ball is in your court. They don't want to hear from you again. As far as upper management, Dan Ryan and his staff only worry about the bonus at years end. Good Luck!

Villages at Dakota Crossing

I live in the new subdivision in DC. I have had multiple problems and the ladies at the call center are helpful most times.

What I don't like, is the person calling me back from a private/unknown number!!! I can hear the neighbors close their cabinet doors, so the walls are not structured very wel. My roof leaked the first winter when the snow melted and it took them three attempts of "resealing" before the leaking stopped. My floor has humps in it, that the guy(useless) couldn't see when I did my 10 month review.

Within 9 months, my sewage line had a break!

The workmanship is horrible. I went to look at the new single family detached, but I cannot trust this company's workmanship again!

Never ever buy a Ryan home...the customer service is terrible and they blame EVERYONE else for their product!. Ryan built my house in Mitchellville MD in 2009..within 5 years the driveway, siding, AC units and fireplace had to be repaired or replaced!!

Ryan customer service blamed everyone else, driveway company, siding company etc but guest what Ryan Homes Co.

You choose those companies,! It was Ryan homes I was meeting with ad it was Ryan Homes that got my money...a TV is better value for money than a Ryan home..a 30 year, $650k investment MUST last more than 5 years!!..reach me on kamfletch10@***.com if you want more specifics

Lack of follow through

HVAC & Applicances: Ryan homes failed to register many installed items in the house for their manufacturers warranty to be valid. My home is 4 years old November 2015 and we have already had various appliances replaced, the HVAC unit replaced twice already and now the blower only to find out that it was never registered with the manufacturer for the 10 year warranty by the installer or Ryan homes as required. Ryan Homes has yet to correct. Drywall: We have numerous places throughout the home with issues where the ceiling meets the wall. Often the seam is wavey or rippled and can only be fixed by ripping out and replacing the sheet of drywall. The installer claimed that it was normal and refused to correct; Ryan homes deferred to the installer. Currently having a licensed installer correct the issue. Wiring: Basement was to be wired so that the house could have LAN ports through out for connections to various devices. After having an installer look at the bridge used to create the LAN port hub, the hub does nothing except allow plugs to be placed there. The hub actually does nothing and needs to be replaced with the proper hub so that the network can be spread to the various points through out the house. Exterior: Coating on concrete has completely washed away after 3.5 years and has to be repainted. Outside light fixtures have had to be replaced after 1 year, as well as the wiring and mounting for the lights also had to be corrected. Interior: Various switches do not operate the socket or fixture as designed; various pod lights were omitted during construction and later installed after many phone calls to customer service. All sinks in the home give off sewage smells when water is first turned on; this has been corrected thanks to a licensed plumber who corrected the traps on EVERY sink. Many larger rooms are given only 1 air vent and in the master the 2 air vents are placed center of solid walls behind places they suggest to place your bed. Only on the first floor are there vents near/under windows.

Once They Have Your Money, The Service Stops

I bought a Ryan Home that was only a couple of years old and still covered under the builders 3 year warranty as well as the 8 year structural warranty. About a year after the builders warranty expired, I came home to find my basement full of water. I called in the plumber only to find out that the problem was due to a trim nail that had punctured one of the pipes, because they failed to install the proper nail stops on the studs. I had to contact Ryan Homes multiple times to attempt to get answers. During the first call, they just outright denied that they built the house. Ha! The second call, they agreed that they built it, but then said it wasn't covered under the warranty. I elevated my complaint and sent pictures of the pipe with the nail in it. I had to call them back to get a response, only to be told that because I couldn't prove that they drove the nail, they would not cover the damage. Really?? The house was completely original, except for a fresh coat of paint. You only had to look at the house to know that nothing was ever done to it. Ryan Homes in general are a poor build quality. When they build a house, they bring panels in pre-fab and hammer them together. Those pre-fab sections never compensate for the slight imperfections on the slab and ALWAYS lead to even worse problems in the house later on. Don't be surprised if you find walls some walls to be crooked. I went with a much better builder my second time around, The neighborhood I live in is a joint venture between Ryan and another builder. Before buying, we did a price comparison and found Ryan to be far more expensive. Ryan wanted to charge us $500 to omit a 1/2 wall!! I've never been charged more for less, but apparently Ryan does. The other builder did it for free. Ryan's pricing model is such that they offer you a low price up front, but everything AND I MEAN EVERYTHING is an option. You want a light fixture in a bedroom? extra! Ceiling fan rough-in? Extra! Phone line? Extra! Cable connection? Extra!! And those extras aint cheap. We found that on average, Ryans "options" were actually almost twice as much as the other builder, when comparing similar options. So in the end, we saved big time by not going with the cheap builder. My last complaint about Ryan: When Ryan was building their homes, one of their trucks drove through my lawn and destroyed my freshly seeded aerated and treated lawn, leaving 4 tire tracks about 5' long into my yard. I called the Ryan Super Intendant 3 times and never even received the courtesy of a callback. Is it any surprise that Ryan Homes is known and the vultures???
