The restroom commode in ground floor and attached bathroom are leaking. The doors in closet of the entrance and door near the restroom are out of order. The door key in entrance door doesn't open the lock.

The project manager for Ryan is just a fancy name given to their employee assigned to the development being built. He does not overlook or manage any of the contractors hired at rock bottom labor prices by Ryan.

As Ryan supplies all of the materials that these laborers are using. His title should be project coordinator. He simply makes sure that the designated workers are showing up in the order to move the construction process along. Certain jobs have to be performed before others and he makes sure that the house is completed within 72 days.

This is why the home is constructed with such poor workmanship. Im pretty handy and knew more about construction than the guy assigned to my development. The project coordinator gets a bonus when you give him all tens on his review sheet.

That sheet can also be used against you should you try to sue Ryan since you gave such glowing reviews. You feel that if you don't and have a warranty issue that it will not be fixed if you give this coordinator a negative review.

We moved into our Ryan home in Monroe,Oh back in 2018 of November. We were told that a landscaping business would put in our yard ..excavating , and planting etc. They never cleared all the rubble in our yard ( small and large rocks throughout the main areas of our yard. They never finished the yard ( tree line ) on top of everything else. We were told in May this would be completed and now its July ?? We would like to be compensated and or this to be accomplished fully and not half done and improperly.

Ryan Homes - Cheap material

Details
I had a home built four years ago and the upstairs floor is squeaking when you walk and progressively getting worse. Had to pay a electrician to come over and connect the wires in the basement, so that my outdoor electrical outlet would work. Someone just folded them up and closed the cover, without connecting them and I did not discover until a year later and Ryan Home said it was passed the date for them to send someone out. I have water leaking under my kitchen sink, because they did not properly seal. They was supposed to have fixed, but they did not.

We live in The Woodlands of Morrow as well. The drainage is a serious problem and was done incorrectly from the beginning.

This should not be happening with a tenured building company.

Now, we received notice that they want to come back and regut our cabinet because of a poor design that causes the refrigerant to do double the work (frost in fridge) because they placed the stove next to the fridge with no barrier in between. Again, these carelss practices should not be happening.

Reason 1000 why you should never buy a home built by Dan Ryan. Had a pipe burst in the kitchen and when the corner cabinet was removed this what we found underneath. Such a quality builder....SMFH.

I’m looking to build w/Ryan Homes so I’m looking at reviews. I get the impression from many of them that they’re either whiners or competitor bashing.

Anyway, case in point is that the above picture is bogus; I’m a carpenter by trade, and trying to install a lazy Susan (corner cab) w/all that trash underneath would be ALOT more difficult than just cleaning it away. And secondly, I have several friends who lay tile. They will lay tile and then grout the tile of an entire room.

You’re not going to see tile that isn’t grouted under cabinets because that would be much more work for a tile layer and the carpenters installing cabinets aren’t going to allow unstable flooring underneath for them to be liable for. Just sayin’...

I had a total of 7 breakdowns with the HVAC system Ryan had installed. Six of the breakdowns occurred during the winter and 1 breakdown with the central air conditioner.

Six of those breakdowns occurred during the two year warranty. The heating breakdown occurred after the warranty costing me 535 dollars. Two of the four kitchen appliances were problematic from the start. The refrigerator couldn't hold its set temp of 37 degrees and ran continuously.

It was replaced during the first year with one that needed the ice maker to be serviced from jump street. The dish washer was repaired 5 times for leaking. The 5th time occurring after the warranty at a cost of 77 dollars. I suspect that the appliances are refurbished units rather than brand new.

I could go on with other numerous problems that would make this very lengthy. The Ryan stock is doing phenomenal for its stockholders. You realize after buying a Ryan home as to why. The home buyer is made to suffer from the profits that were made from the cheap materials and poor workmanship that was put into the project.

Its like buying a brand new handyman special.

It is said that for every year a dog lives is equivalent to seven of that of a human. Well for every year that your in a Ryan home is equivalent to ten years in a well constructed home.

Ryan Homes - Bad plumbing work-even worst service

This would be the THIRD time that I have the same issue of my sinks flooding over due to someone taking a bath upstairs of just washing up. The sinks would flood over, but before that, my laundry room would get flooded first because it's the lowest point...that in turn leaks down to my basement causing wood and floors to accumulate moisture. I called services and they sent a contractor over and all he did was bang on a few pipes and plunge the *** out of the sink...and call it fixed. It happened again the couple of weeks later....called services and they had a contractor called me, I told him the issue....he sent a different company over. Guy did the same thing....flush some water down...bang on a few pipes and plunge the sink. What the ***? I could have done that! I don't need so called plumbers to do that. They didn't fix the problem, they kicked the can down the road. I've only been in this house less than 3 freaking months and I'm feeling like I'm renting from a slum lord instead of enjoying a brand new home. There were issues from the start of the build, but I've never imagined it being this bad. Anyone knows if I can take legal actions to protect myself? I'm afraid that there will be damage to my floors in the basement and it's going to pop up a few months or years down the road. If anyone knows of any class actions pending or anything related? I'm thinking about consulting with my lawyer if this happens again. Thank.

My worse problem is the shortcuts they take in trying to correct problems. Customer service after the sale is horrible. We were lied to about the incentives to sign "this weekend." They filled a void behind an improperly installed window with garbage bags and wood scraps. Fortunately I insisted it be fixed before closing, should have done the same with other problems. House didn't fit on lot, so corner of porch was cut off after being promised it could be shifted to one side. Gaps in wood floors, curb stone installed instead of sloped apron on driveway, took 6 weeks to get corrected resulting in $2400 damage to my car.
