Ryan is pretty slick. There used to be another complaint site here with almost 200 complaints!

That has miraculously dwindled down to 35 with many of them being positive reviews. I bought one and I had so many problems due to poor workmanship. I had that home for 4 years. Leaving out complaints such as doors not closing, walls not plumb, wood floor cracking, and squeaky floors which some may say are subjective or my opinion.

Let me mention the items that did need repairs or replacement. This on a brand new home. I had 2 supposedly brand new kitchen GE appliances that needed replacing. The refrigerator compressor failed.

That was replaced by GE for free. The dishwasher motor failed. That was past the warranty so that cost me. For 2 new appliances to fail makes me wonder if these supposedly new appliances weren't refurbished providing more profits to Ryan.

After all. They buy and supply all of the materials and hire local contractors at the cheapest rates to put it all together. My roof kept losing shingles on windy days from the 4 years I owned the house. My first year was covered.

After that I was paying for roofers on a brand new roof! We are talking about numerous service calls on a new roof! My HVAC system had 7 breakdowns. Many of those repairs occurred past the warranty which cost me out of pocket to fix!

My basement had 4 leaks from the wall cracking and the garage 1 leak. Those were not considered structural and also cost me. BTW. Regarding their 10 year structural warranty.

You have to hire a licensed engineer to document the problem which can still be denied by Ryan. My front doorbell shorted out. My garage door keypad failed and not from a dead battery. You don't expect to lay out as money as I did on necessary repairs on a new home.

What I did like about the home was the homes floorplan. Ryan is good at that. They are very responsive during that one year warranty. Sending back many of the substandard contractors, like the HVAC company that put my unit in.

Now to be fair regarding them. Out of the 7 failures. Three were from the cheap equipment that Ryan supplied to them to install.

The same thing goes with garage keypad. Absolute garbage.

Ryan Homes - They are not a number one builder.A lot of structures are not nailed tight, cut too short and not aligned proper.

They are in the building stage and there are several 2"x6" not nailed tight having gapping of approx. 2" or more. Several places on gable where they have 2"x4" connecting with 2"x6".Several places where the 2"x4' and 2"x6' are cut too short and not aligned proper. Met with project person and was told this is satisfactory work. I have photos on my phone but don't know how to load them. I'll keep trying.

For the price the quality of work is very poor. I wouldn't recommend to anyone because after showing and discussing with project person nothing was done. I sent complaint and photos to customercare@NVRinc.com and waiting to see if I get a response.

First off Ryan homes or its structure parts for each model are done in a factory with all sections, boards, ect. cut to precision lengths.

That in itself sounds great but here's where everything fails after that. Ryan contracts the cheapest labor in a set given area of construction to put these pieces together. Couple this with the fact that Ryan buys the cheapest HVAC equipment, hiring the local cheapest HVAC company, usually it's one that has several complaints because they are the cheapest, for installation purposes only. This goes for the roofers who are supplied the shingles by Ryan.

Since all of these contactors are only hired for labor only their attitude upon doing the job is poor and further contributes to the overall poor workmanship. The Ryan Project Manager is a fancy title as he doesn't manage any of the actual construction but rather schedules and coordinates the succession of contractors and sees that they show up to move the home along to its completion regardless how it turns out. His title should be Project Coordinator. While the Ryan home buyer suffers from this approach the Ryan stockholders are making an extrodinary amounts of money.

For example. In 2012 Ryan shares were at $700 dollars per share. As of yesterday 9/24/19 it was at $3514.22 dollars per share. The point being made here that it is better to own Ryan stock than a Ryan home.

Someone has to pay for this huge profit and it's the home buyer for the lack of quality in materials and workmanship.

That's why Ryan buys every stick and piece of material that's brought to each job site project. They get a cost reduction on cheaper material bought at bulk rate.

I not only had a leak in my Ryan home garage but 4 leaks in the basement! All of those leaks, including the garage came from cracks in the cement wall which allowed water to seep in.

The garage and one crack or leak in the basement wall occurred during my one year warranty so they fixed those. Three additional leaks in the basement which occurred after that cost me 400 to fix. They inject apoxy into the cracks which does successfully stop that leak. It doesn't stop other cracks from developing from that substandard cement that they had used.

In the 4 years that I was in that house. I had 7 HVAC beak downs with many out of pocket costs because they occurred past the warranty. You don't expect to pay money for repairs on a brand new house, but wait, there's more. I had 2 of the 4 kitchen appliances requiring replacement.

The refrigerator and the dishwasher. The roof was another costly expense because from day one with every windy downfall my roof lost shingles. Although it never developed into a leak inside the home. I had roofers there on several occasions after my one year warranty costing me money that shouldn't on a brand new roof.

The roofers told me that not all of the shingles were properly nailed down and recommended a completely new roof oposed to this spot fixing. My garage door key pad stopped working after the warranty. My front door bell stopped working as the wire behind the door frame somehow disconnected, possibly through vibration so I replaced with a wireless one. Siding on one side of the house buckled and came loose.

That was a 4 by 12 foot section. This luckily occurred during my one year warranty. Mind you that I didn't list the poor workmanship because that can be subjective. Those were very numerous from doors that were crooked.

Three of them couldn't close as the corner struck the frame. Those doors and frame had to be completely reinstalled. The wood floor had many boards that were glued down and not installed by groove as they should have been so some boards popped up. They had to be tacked or nailed down which is something that you don't do on a wood floor.

One corner cabinet was cracked which was noticed by the Project Manager on the walk through. It was so obvious that I can't understand why the kitchen cabinet installers continued and completed the job by installing it because half of the cabinets had to be removed to replace that corner cabinet. You could only imagine the mess during this replacement. I had one wall, which was over one of the repaired basement cracks, develope large cracks in the wall.

My sales agent told me 8 years ago that Ryan sales people got 6000 dollars for every sale and depending on the site or community, we're expected to sell a certain projected quota. That community had a minimum of 2 per month.

So it can be very lucrative to be a Ryan salesperson and yes they will tell you what you want to hear to make that commission and sales quota for that area. I could never feel comfortable with myself selling an inferior home like that despite the commission.

don't feel alone as ryan homes are a joke ,like you said they tell you something then don't follow through we have have siding come off that was never fastened, a roof leak that took 3 months to get them to fix ,sump pump was a joke been in 6 monthes pump has had to be replaced 2 times when we finally got them to level off the lot they cracked the sidewalk and driveway been in house since December still no grass has ever been planted , stove is not level , shower door seals are coming out , water spicket in garage is so close to floor you cant get a bucket under it the street is a disaster it is so filthy it is unbelievable even with all the rain we have had,they have been out 5 times to get seal around garage door fixed it is still not right , they miswired a 3 way switch it didn't work at all the sales people were ok one was great the other one kept saying well you can have that done later , for the price you pay for their houses the quality is very poor I will never buy from them again poulte builds quality ryam builds cheap poor qualitype your message here

From my experience or nightmare with Ryan. I find that they will respond to repairs swiftly as long as they are constructing homes in the community that you are in. Th reason for this is that they do not want to to hang around the sales office and dissuade people in buying their poorly constructed homes.

Really like the area and the design of the home. We have had nothing but problems since the get go. Driveway is already chipping all over the place and is less than a year old. Contractors had to come back on 6 different occasions for interior fixes that need done. Most of the time it took over 4hrs and its still not complete. Our yard never grew grass and held water like a pond. After our 4th time complaining they came out and seeded again but did not fix the standing water issue. 2 months later they came out and put top soil down and seeded yet again. We are on our 4th front porch. The first one that was built with the house was so un-level you could barely stand on it. They came and tore it down and bult another. This one chipped from day one and looked like someone shot it up with bullets. The third and current one on our house was re-poured too short and our pillars are now off balance. This time we had a member of the corporate office come out to look at it. He immediately told us we would get a new one soon. Our one year date is in August and the house is far from done. Instead of paying attention to the customers they currently have and making the house the way they were supposed to, they keep building new homes in our subdivision. This was a bad experience that I wish no other family to go through.

Stop with the racial *** that you got a poorly constructed house because you were black and were taken advantage of. The fact is that Ryan builds a poorly constructed house from the cheap materials to shoddy workmanship no matter who you are so stop crying the poor little old black me routine.

I'm tired of hearing it and for your information pal, I got stuck as well and I don't have that protective skin color to use as to why my house was bad. The fact is that Ryan homes or NVR stock is doing very well and currently trading at $1,898.00 per share. While they are doing well for the stockholders, who do you think is paying for all of those profits? It's the poor individuals that bought those Ryan homes where every cost cutting approach is used to generate those profits.

No pride or quality is put into any Ryan home. If and when the true reputation of the homes get around where profits will be affected then perhaps the quality will change.

I wouldn't hold my breath holding out for that as they have great marketing and sales pitch. Most Ryan home owners would never ever buy another nor recommend someone to buy one.
