The company is not taking responsibility for the neighborhood. Signs are leaning into the roadway when Superior Management has contacted them multiple times to have them fixed.
Sidewalks are not pressure washed, along with not holding the landscaping company liable to their contract. When they are done, they forget about the homeowners.

Subject: Ongoing Air Conditioning Issue in New Home Request for Immediate Resolution
Dear Ryan Homes Corporate Team,
I am writing to express my deep frustration regarding the ongoing issue with the non-functional air conditioning system in my newly purchased home. I closed on this home on March 25th, 2025, and the A/C has not worked since the day I moved in.
I promptly contacted the warranty office, and while they initially assured me that my work order would be expedited, I have yet to see any results. The A/C company, Southern Maryland Heating and Air, stopped by and determined it was a freon issue. I looked up and found a number of Facebook communities online with dissatisfied Ryan Homes customers. It is appalling! Aside from a conversation with the warranty manager, I have received no further updates since Monday, April 14th. I had to take the initiative to call and follow up myself, as no one reached out. This lack of proactive communication and response has left me feeling that the sense of urgency around this matter has been completely neglected.
What's even more concerning is that if a major issue like this is present so early on, it raises serious doubts in my mind about the overall quality of this unit and whether additional recurring problems will follow.
Due to the extreme heat, I was forced to make alternate plans over the Easter weekend, which led to unexpected expenses and significant inconvenience. This is not the experience I expected when purchasing a brand-new home from a well-known builder.
Furthermore, my mortgage application process was a nightmare! NVR Mortgage, in my opinion, has a lot of predatory lending practices. I signed my sales agreement back in July 2024, did my part by submitting every single piece of paperwork, and complied with everything they asked me to submit. They try to entice you with their so-called '20k down payment assistance,' but little did I know that my experience would become more daunting with never-ending requests for documentation. Meanwhile, midway through the home buying process, I had already made almost a 9k down payment, sold my old home, and made additional payments for home inspections and so forth. Every time I sent them an email to follow up on my application, they gave me the runaround, asking for more documents. After about a month to my closing date, I was asked to show proof of EVERY expense on my bank statement. The worst part was that I went to the ATM and withdrew $40; the loan officer and underwriter requested an explanation letter for that transaction. They did everything to create roadblocks for me not to close on my home. The worst part is they switched my loan from FHA to conventional without my consent. They tried to force me to quickly sign their disclosures, but I refused and pushed back. They knew I sold my previous home; hence they switched my loan to conventional to trick me into putting more down payment on my home and to use up all my cash. They also tell you to pay down all your credit cards and ask for unrealistic demands. Compared to my new lender, I didn't have to do that. My new lender followed the same FHA guidelines. As an informed customer, I was still working with my original lender simultaneously before I was introduced to NVR by the sales rep at Ryan Homes. Hence, I ended up switching back to my original lender, and I extended my closing date out a month. I was supposed to close on my home in February; after I switched lenders, I ended up closing a month later. I was literally homeless and had to stay in an Airbnb, pay for a storage facility twice, and NVR Mortgage NEVER showed any empathy and refused to give me the 20k incentive. They stated if you are not approved, they will give you the 20k to go with another lender. It was all lies! They never did! I have since closed on my home in March, and here we go again, another issue with my HVAC after going through *** with their lending company, NVR. I know this was a very long review, but I am writing this to prevent other potential customers from my horrible ordeal. They don't care about you! Their mortgage process is predatory, and in my opinion, discriminatory as well. My experience with my new lender was like day and night! I was treated with dignity by my new lender, and they highlighted all the positives on my application. Instead of the treatment I got from NVR, constantly looking for things to find on your application, take your money, only to give you the runaround!!! DON'T BE FOOLED, STAY AWAY FROM NVR MORTGAGE!!!

Ryan homes electric issues- again
- Water has entered the electric panel twice in 7 years.
- Describes Ryan Homes as shoddy and customer service as the worst.
This is the second time in 7 years that out electric panel has gotten water in it and Ryan homes refuses to accept the fact that it was a direct result of their contractors they hired at lowest cost. In a home that cost 500k in 2017, actually it doesnt matter how much your home costs- this is not acceptable. Ryan homes are shoddy at best and customer service is the absolute worst

I had Christmas lights placed on the front of my home. The contractor reported that there were issues with the way the siding was put on my house (built by Ryan).
Additionally, my second floor window shutter fell off. Ryan was supposed to send someone to my House on 1/8/2025.
However, as of today, they are a NO SHOW... Well...Still Pissed!

Buying from Ryan Homes has been nothing but a nightmare. Their team has caused nothing but strife and turmoil when they entered our home.
Our family has had several unprofessional experiences with the men who have been contracted and subcontracted out for warranty requests. Their sarcastic and domineering tone and callous dismissiveness have caused nothing but distress. We have called them out on the shoddy and poor workmanship quality of the home. Instead, they laugh outside and state how they can cut corners.
I would to definitely be cautious. It's also good to ensure that there's someone in your corner(male/female) with a construction background.

Daniel Strasle, the manager for new construction at The Preserve at Weatherby in Swedesboro, NJ, Woolwich Township is a horrible person and will not fix any of the issues with our new house. Do not buy here; they have terrible vendors and try to blame you for their subpar work.

Had to replace my driveway after 14 months
- Avoid them; they used the cheapest concrete.
- The 2019 DoA change affected concrete standards.
- The driveway failed after winter.
- I spent 10k to fix it.
They use the cheapest concrete. department of agriculture in 2019 changed the standards of concrete mixture and ryan homes literally follows this to the bare minimum components needed.
My driveway fell apart after 1 winter. Other subdivisions were completely finebecause they were poured prior to 2019.
Spent 10k to fix everything. Avoid them at all costs.

- Waterman blamed; Village says not at fault; BNF says Ryan Homes not compliant.
Our estimated close date was 9/27/2024.Now there saying 11/24! I've called numerous times expecting a call back but to avail have not received.They told me it was on Waterman Illinois fault but was advised Ryan homes is not in compliance blaming it on village of Waterman.The Village has emailed them numerous times now telling them not to tell consumers that they are at fault.Ive called BNF that is Watermans third party permit issuer.Thay also said Ryan homes has not complied and will not give approval until compliance I'd fulfilled.
Me and my wife our thinking Ryan homes is not thinking of the best interest in there consumers and this might be a grave mistake.After numerous call to Richard at 331-220-**** I have yet to receive any updates.

No refund after ending contract
It's simple, I didn't agree with the terms of a loan that I was never even approved for and I requested my money back.
Do not buy ryan homes or NV homes their partners.
- The builder quality is poor and houses are cheap in Pennsylvania.
- After a year, things come apart.
- Avoid Ryan Homes and NV Homes.
One of the worst builders here in Pennsylvania. Houses are cheap, so there work quality too.
One year everyhting will come apart. Slouchy work. All our house hardwood came out. Nails popping out.
Carpets coming out. Such a low quality work.
Do not buy ryan homes nor their partners which is NV Homes. Run away from these builder

I know exactly what you mean. I closed on my Ryan Home Mar 31, 2022.
And let me state before I go any further that I was a homeowner of a new build before purchasing my Ryan Home. I lived in that property for 14 years, and did not have any of the issues as that I have had in this new property. Two years in and the brackets to all of my bedroom closet shelves broke (Had to replace). The back strip attached to my kitchen island separated (Had to fix).
One of my kitchen cabinets was falling off the hinge (Had to fix). Crack in kitchen drywall above the French doors. Two summers in a row my AC unit has malfunctioned (Had to pay to get it repaired). Two toilets were constantly running & whining (Had to have that fixed).
My exterior front and back electrical plugs do not work. The stairs squeak. I have a bulge in my master bathroom floor. I have a dent in my master bedroom floor.
For some reason my master bathroom constantly smells like wet mildew, which now has me concerned that there may be an underlying issue that I can’t see. The panel along my roof is dented. And from the inside of my attic I see light in that area from the outside. (I contacted Ryan Homes about it and never heard a word back from them.
Lastly, they left holes & a ridiculously huge wall void that I had to patch. These holes were in places that the average person wouldn’t think to look. I found them while searching to figure out how excessive amounts of flies kept entering my house. Come to find out they were entering through the exterior exhaust vent located in my kitchen and traveling through the vents located in the back of my microwave.
Ryan Homes failed to put a screen inside the exterior exhaust vent. These are all things that I have dealt with in under 4 years of living in a Ryan Home - And of course after the 1 & 2 years warranty did things start falling apart. Some would argue wear and tear but I call BS!
There is no excuse for the repairs that I have had to make on a new build that is not even 4 years old. HOMEBUYERS BEWARE!!!!
