Every winter my HVAC unit shuts down. It's in my attic and does horrible in the cold weather leaving my family freezing. I have dealt with this out of pocket for 5 years. My plumbing also leaks inside my walls and into my crawlspace as I shower daily. OMG

Other builders across the country are building low quality homes with poor workmanship and material. I'd question the local city building department why they failed to inspect each phase during the building process.

It's dangerous to live in a home poorly built and then later, poor maintenance and repair under the warranty. It's worse if the HOA further neglect proper repair according to industry standard. The only way customers get justice for being scammed is to sue. But they knew most homeowners don't have the financial resources to sue them.

The city building dept is partly responsible by turning a blind eye, endangering people's properties for tax revenues. It's my experience that all owners in the community must unite and file class action suits.

The tragedy on the collapsed Florida condo is an example of owners not united to demand their HOA to make proper and timely repair and regular maintenance. Without unity, all owners will be scammed by builders, city building inspectors, and HOA's.

Ryan home doesn’t keep details of faucets used

I wanted to know faucet model used in my home at 25683, Clairmont manor sq, Aldie. Representative said they dont keep that level of details.

Trash issues

I just wanted to write and complain to some that would help the home owners at the the Ryan Home Wescott condominiums newly built in Midlothian Va 23112 I bought the condominium in July and the trash bin issues have been a serious issue since day one. No matter how much we report the issue nothing is resolved. We pay over 300 dollars a month for HOA and we have to deal with this. There are 8 cans for 24 owners and 2 recycle bins. Most of the time the trash is not even picked up P

Referral bonus

I was told by John P. the sales representative for Swan Cove West that I would receive a $1000 referral bonus for referring my brother and sister-in-law to Swan Cove West in Selbyville, DE. They settled on March 25. John said it would take a couple of months for me to receive the check. I waited and spoke to John on June 2 nd. He told me the check was sent I May. I never receive it. I spoke to John on June 11th, and he said a check was not sent. Rather, I needed to complete a W-9. I did and sent it to John. It has been over a month and I have not received the bonus.

Dubious increase in price and homesite premium, no discounts, cannot add options

Few bullet points: 1. They increased the premium of the homesite with each sale. The base price for the Versailles model was 790K and within two days, the sales price went up to 810K. This was because they increase price for each sale by 10K. Further to this, they also increased the premium on the homesite from 50K to 65K. This is dubious. Why does premium increase ? 2. I was not able to add a realtor a day after signing the initial contract. I was able to change the homesite but the sales agent could not add a realtor. And could not offer a any discount for this, since they ideally had to pay the realtor fees. 3. It takes 2+ months to start construction after the agreement is signed. All customer options had to be finalized within the first two weeks and no changes after that. I can understand that floor plan and elevation have to be finalized first but why could I not add some internal options a little longer? 4. The website says basement included with full bath, but the full bath was not offered, and the kitchen does not have the upgraded cooktop with the chimney, which some other models have (like Saint Lawrence) even after paying for wall oven upgrades. 5. Not a single dollar discount was offered, neither in the options, I ended up with a very high purchase price (810K base + 65K premium + options), dubious homesite premium of 65K for a little over 0.25 acres of homesite and unfulfilled upgrades. Hope someone from the management looks at this at a very serious note.

I am trying get a refund from.rysn air. As not used voucher and they said if do not use voucher get my money back. My flight was cancelled may 2019 re covid

House

Just closed on home today. Stains where left on carpet. Ladder left in bedroom with attic open, muddy walkway left in front of the front porch dirt tracked on floor dead grass patch from repair made also thermostat is not working so unable to turn on air conditioner. We just received our keys today and that is what we open the doors to after waiting a year and 2 months for home to be built. Totally totally unacceptable. And on top of that the builder is not returning phone call.

When flushing the water , it's still making noise.

Its very loud and noisy entire the house when flushing the toilet and running the water. The plumber came in, but still not find the issue. I called the water company to check the meter. There is nothing wrong with the meter. And the noise is getting louder and louder over the time. The noise is always there since I am closing the house, but never be fixed.

To whom it may concern. Ive attached 3 pics of concrete work. Only 1 pic is proof of somewhat satisfied work. The developers wont fix or rectify the improper work they started.My porch has a crack and they refinished my porch with poor quality. My sidewalk attached to my porch is cracked and they say they will not repair or fix it. They refinished the base of my porch after they used the wrong color cement. I just want the same texture of the base of my porch to be the same as the top of my porch and my sidewalk fixed. Im tired of the nonsense... Wa

Large crack in basement wall.

We built this home less than 5 years ago. we have a large crack in the foundation wall and had water in the basement. A young man came, just looked at it and said it is not covered under warranty.

The PM team here at Ryan Homes in Oakdale Village in Urbana is extremely unprofessional and unaccommodating to customer requests. I have had several issues with many of the so-called "Project Managers" here whom are extremely rude and unwilling to fix issues that they...

Need to talk to Nathan with warranty and coming to look

Saids they are coming out after we had inspector come and check things over to be checked . They claim everything is fine according pictures they are not fine . I want it fix and I want to do a follow check up with my inspector I use right there beside him When he does this work

Poor quality

Ryan Homes - Poor quality
My James Hardie siding is poorly installed and coming away from my house. I am getting nowhere with local people at Ryan Homes. I'm aware that the installation company is out of business. Furthermore, I know a few homes that have been resided because of this issue. My siding is horrible, big gaps, slipping. In some places it's off by an inch. Uneven and flapping in the wind.

Poor warrenty/customer service

Purchased Ryan town home and closed on March 10th 2021. During walk thru, we have identified carpet has different shades in living room and Rayn home representative agreed to replace the carpet but even after 2 months the work was not done. Ryna homes vendor RiteRug missed schedulled appointments 2 times that causes lost more than $1000. Very disappointed with Ryan homes warrent service . commitment to th commitm

Poor Customer Service

In March, I visited the New Port community sales office in Portsmouth, VA.&;;;;;;;;;;;;;;;d signed a contract with Sean for close 7/15/21. He assured me that home would be completed by 8/21. Now it is projected to close 10/1/21. Once I informed Sean that this date was a problem, he informed me too bad and if you cancel the contract we will keep the $6500.00 deposit. Huge difference in turnaround time a huge issue for me as I will be homeless after 8/6/21. I told Sean from day 1 that I would need to close in July. In fact I settled for a home lot that was previously sold to another buyer so that I could close on time. Sean and I spoke about this and he convinced me that this was the only way for me to get closed by 8/1/21. serious problem for me.
