Horrible experience

Tried to force me to use there broker. I had my own broker with a lower rate and mortgage. They sold me the house took my money. Then told me they dont feel comfortable building me a house cause I didnt use there broker. I had the pre approve and credit and money . They verified everything and still took the house back . Even when I pointed out the Contract I could use other broker they still did not follow there policy. After a quick research Ryan Homes has been sued for many similar issue. Quick google search youll see the wrongfulness they do

Home and yard

Drywall work is horrible. My yard has rocks through out it. It has rocks in it and the sod is horrible. Someone came out and cut trees down, they are all over the backyard along with old tires. HOA holds us accountable if we violate the rules, who holds Ryans accountable? I regret purchasing this home!!!

My yard

The sod that was laid in the yard was put on top of rocks, the ground is not level and cement is in the yard, not to mention the sod looks like crap. Purchasing this home is the worst mistake I have made thus far in my life. HOA holds the homeowner to standards that are not even imposed on the builder. I have down trees in my back yard.

Poor customer service

As of March 22 the repairs have still not been completed. It took multiple phone calls to get the plumber back out to repair the pipe that Ryan Homes' construction workers damaged.

The hole in the wall is still not repaired.

Entire wall will have to repainted since Ryan Homes cannot exactly match the paint for the repair. We will see if they paint the entire wall or not.

The Ryan Homes builder put a nail in a pipe during construction and 18 months later the ceiling started discoloring due to the leak. Ryan Homes set appointment for plumber who never showed. Several calls later plumber sent out again who left to get parts and never returned. Vanity company removed vanity but also left without re-installing vanity because plumber had left. I had to take off several days of work to be home for no-show appointments. Ryan Homes admitted they did not send their "premium" plumbing company to this job in spite of the complexity of it. After almost 3 weeks bathroom still not fixed. Poor coordination of sub-contractors, promises broken repeatedly and many hours of missed work.

Ceiling falling down

Heard a loud crash - the ceiling in my garage decided to just fall down (tape and all) seems as though only the tape was holding it up. Drywall fell onto my garage door opener which thankfully saved my car. This is not the first of issues Ive had. My front door has been leaking for years when it rains and is now completely rotted.

Poor Job

I should have done more research on Ryan Homes. I am in the building stages with them and trying to get foundation poured which was supposed to be two weeks ago and didn't get done and now with the weather that is coming through this area it will be even more time, and I am going on 7 months to just this point it is *** pour way to run their company but doesn't matter to them there still living in their 30,000 square foot homes driving their Mercedes not giving a *** about us little people that are not even a drop in their bucket. Don't build with them

Sound like you may have foundation issues. Have a GeoTech Engineer come check your soil to determine if your home was built correctly.

For Public Knowledge about Ryan Homes and How they handle Warranty Repair Claims.

I am a real estate broker and helped clients buy a new home in 2016. The buyers have filed a warranty issue with the house that it was sinking. Warranty people placed a shim on a pier. It is still sinking. They first noticed and it is still occurring, that there was a gap from the baseboard to the floor on the first floor. Its been about a month since the new warranty request was put in and the warranty people have not been out or contacted the buyers to make an appointment. This is really poor knowing that these people paid a high dollar in 2016 and they cannot even make a connection to resolve the issue.

User's recommendation: Find a builder that actually lives up to their promise. They are out there.

Garbage service

Purchased a new build Aug 2019. Barely used heat since we're in the South. Heater was making noises. Had to hire HVAC company to fix the problems. We were told the unit is a 2016. So I guess it's ok to put a 3 year old HVAC unit in a brand new 200,000 dollar home. Now we have to pay 400.00 to get it fixed. Ryan homes blamed the company who installed it. After talking with Ryan homes, they will not refund our money. My advice, DO NOT buy from Ryan Homes!!!!!!!!!!

Roofer can not find wear roof is leaking.

Roof been leaking every time we have heavy rain since April. The finishing work is the worst I've ever seen the manufactured hard wood floors wear scratch . Three of the doors would not close. The molding had gaps. what they need is a new project manager. He just doesn't care.
