Home buyers need to understand that Ryan Homes as well as other large builders can supply the most square footage and bang for the buck. They do this by being power buyers on materials and with the labor as well. They will tell the sub-contractor that they will give them all the work they can handle but at a cut rate that may be 25%-50% less than the going rate. The only way the sub-contractor can make money like this is to get the work done as quickly as possible. When that happens you get sub-par workmanship. Home buyers need to understand that before buying a home. No smaller builder can give the square footage for the money as these large builders. If you want quality, you HAVE to stay away from these guys. With a smaller builder you will get better quality, have more control and get better service but the downsize is that you will get less house for the money and it may take longer to build. As you may be able to tell, I am a contractor. Without defending Ryan or any other builder, why would you expect to get the most square footage, the most little bells and whistles and get a house built quickly, all while paying less money. My motto is, good, fast and cheap, pick any two. Buying/building a home is a large investment, do your homework. There have never been many good reviews about these guys, that should tell you something. No one is going to protect you against yourself. Most of us are the same, we want to complain about the "Walmart's" but we all want to get the best prices.

The mistake that you make on your assessment of Ryan homes and their poor quality as giving the home buyer the biggest bang for his buck is incorrect. Did you ever stop and think that Ryan is out to give their stockholders the biggest bang for their buck at the expense of the home buyers.

In 2012, NVR/Ryan stock was $700 dollars per share.

It closed on Friday, July 12, 2019 at $ 3849.63 per share! That is the reason that they purchase all of the materials and labor, both substandard and it's not for giving the home buyer anything but rather fleecing him on a brand new handyman special.

Never ceases to amaze me that people continue to buy these poorly constructed Ryan shanties and are then surprised by the lousy quality. There is so much info out there, that minimal research would scare away all but the most profoundly thick consumer.

They built an eyesore in Jefferson, MD, and the siding was buckling within 2 months. They ended up changing it before they began selling, but only because it was so obvious and the first thing one notices. I feel sorry for the people buying in this lemon orchard and I’m sorry that the land is defaced by this cheap mess of inelegantly designed, human storage sheds for.

They pay decent money for these places, but they get low quality plywood and vinyl slapped, up quickly by immigrant labor. Caveat Emptor!

Literally the poorest construction of any builder around. The left holes in the walls, placed missed walls in the bathroom 2 weeks before final walk through. Put plaster over damaged doorways. Painted walls and didn't even take off the wall switches ( just painted over them)! I even found dead rats when walking through! Stay away from them they are awful! I complained and they still didn't give me my deposit back!

Landscaping foe pas and incompletions

We moved into our Ryan home in Monroe,Oh back in 2018 of November. We were told that a landscaping business would put in our yard ..excavating , and planting etc. They never cleared all the rubble in our yard ( small and large rocks throughout the main areas of our yard. They never finished the yard ( tree line ) on top of everything else. We were told in May this would be completed and now its July ?? We would like to be compensated and or this to be accomplished fully and not half done and improperly.

Well I live at 3185 Pebble Run Drive Dover Pennsylvania 17315 I just barely been here a month drywall all *** cracks all between walls countertops coming apart I don't even know if they had the right pattern under the car for the steps with the carpet on it that's screwed up they got drywall should all in the window seals peel and all the shower was so screwed up everything had to be redone they got to take the baseboards out Spain autonomous colors are mixed in with the paint I just got told today well mister Jenkins you act like you don't want us to come out I'll just cancel the drywall for the drywall people to not come out Saturday but my thing is that should have been done you had *** five six seven months to fix this *** so now we get comfortable in the house they talk about what what days you off I'm off Saturday and Sunday but these *** people get to enjoy their Saturdays and Sundays off and going to send strangers to my *** house all the plants they put in the house all screwed up outside you don't hang up the stable the plants they put this fixture over the house it's not even up there right it is stamp that *** up a supposed to be happy I told him yesterday to come and take that *** down is it still up there for I wish I had some new photos Ryan Homes full of *** and they threw NVR now the Slickers move that is the slickest move that is pulled is once I want the settlement on September 2018 they switch the mortgage company over to what's the name of that company roundpoint so that's what my first mortgage payment I have to go to January 1st 2019 drywall in the ceiling all messed up the window frames all screwed up it is a mess and this guy glad like I supposed to be happy with this *** then I paying for this *** we got to pay for this *** me and my fiance not these *** people ain't got that commission and like I told him tonight if I can just get you in the gym I beat the *** out of you beat the *** out of I believe that ***

This post from this supposedly pissed Ryan homeowner, living at the an address that's posted on here is most likely a fraud. I'm hoping it's that because I hate to think that this person exists and is running around out there.

That being said. I had also bought a Ryan disaster. My best day was when I sold it. Anyone potential customer who is considering buying a Ryan home and reading these reviews.

Stay clear of them. They make excellent profits for their stockholders by putting together a shoddy home with cheap labor. You will continue to have roof, siding, leak and HVAC issues during your warranty and long afterwards.

You would have essentially discovered that you had purchased a brand new money pit. PLEASE HEED MY WARNING HERE TO YOU!

If Ryan homes is building next to you, RUN FOR YOUR LIFE!!! They will CUT your utility lines multiple times and offer little more than a "sorry for the inconvenience..." This has happened 3 times within 2 months and I can't wait for the day they are gone...

Poor Quality, Bad Customer Service!!

My 4 yr. old home has a finished basement ( BY Ryan Homes) The floor has a huge crack in it and we are smelling dampness throughout the home. I called customer service and they basically told us to hire a contracter to fix it. No help from Ryan Homes at all!!! Never buy a Ryan home if you want quality.

Our backyard is a total disaster zone. After re-sodding "some" of the property, the majority was left unkempt and had clay lines everywhere. They even left a major portion of the yard untouched and just left clay, weeds and *** in the top right hand corner. Drainage is a major issue now. Due to the lack of grading, we now have to deal with mud pits everywhere. Noone will respond to my customer service requests.

We are in Richmond, VA and only been in our house 9 months. We have the same exact issue! Our sod is beyond repair and I feel like the whole yard needs to be dug up to be fixed.

Cheap material

I had a home built four years ago and the upstairs floor is squeaking when you walk and progressively getting worse. Had to pay a electrician to come over and connect the wires in the basement, so that my outdoor electrical outlet would work. Someone just folded them up and closed the cover, without connecting them and I did not discover until a year later and Ryan Home said it was passed the date for them to send someone out. I have water leaking under my kitchen sink, because they did not properly seal. They was supposed to have fixed, but they did not.

A new build in progress

19 hours before my wife and I, settlement the building project manger contacted me and stated we can’t close due to improper submitting of inspection paper work to the county. I, understand your company builds a lot of hoises in this county so I don’t see this happening. Also we were not notified of any inspection paper work you were waiting on at the time of our final walkthrough. Also when asked, your building project manager was aware of this situation he advised that he knew about a whole day prior to telling us. We have to move out of the house being sold in 5 days this won’t be resolved. And I took of for the closing and the move, now this being pushed back I won’t be able to take off. I like some help in housing and to move my personal belongings.

So my partner and I were going to buy a house qualified on my income alone we made it perfectly clear to the sales associate that we did not want to associate my partner with the loan at all. The sales associate was very nice Very attentive and had a great attitude but what we didn't know is that why we were talking to her she had my wife fill out a loan agreement while I was not in the Room.

While we went on to financing I did not qualify to buy the house solely on my income I called the sales associate and told her the unfortunate news. She then proceeded to tell me that if I did not attempt to add my wife to the loan Set Ryan Homes could pursue legal action against me because I am not showing good faith.

I was very puzzled at what she was talking about, when I asked her how was that she said that both of us signed the Purchase agreement! I was floored we had no intention of my partner signing the purchase agreement or any other paperwork we pursued this for 3 weeks and tell finally we contacted the president and explained everything We had our mutual separation contract signed in less than 2 days after dealing with the president directly will never deal with Ryan Homes ever again they are very sneaky.

Disappointed beyond expression!

We built what we thought was going to be our dream house by Ryan Homes in Columbia, SC. We are sick to the point of misery due to the poor workmanship, cheap materials, etc.

We cannot enjoy our new home and really have lost interest in trying to make the yard look nice or even hang curtains. I cannot express our disappointment in this house. Walk across the floor in the master bedroom and our highboy almost falls over due to the bounce in the floor! But we're told it's built to "code".

You understand that "code" is the absolute very minimum acceptable by law, right? So I know now that Ryan Homes builds to code and has no interest in "raising the bar" as they say in their commercials.

And another thing is, with Ryan Homes, you pick a plan and lot, make a huge down payment that you forfeit if you don't close, and then when they present the finished product (which is nothing like the model home that your were expecting), you have no recourse but to buy it or lose your money!

The laws should be changed to protect the purchaser, not the builder!

I would enter into a lawsuit in a minute if one was started. I would have them either fix all of the quality issues or buy this "mobile home" back (that's what it reminds me of)!

Upstairs flooring squeaks (loudly) like the house is 30 years old.

Ryan Homes came by to apply break-away screws to the upstairs flooring of our 6 month old house. It didn't work at all. Now we're told we will have to tear up carpet and remove base boards in order to correct the problem. Will that work? Will the problem re-occur? Will the problem develop elsewhere on the floor? Who knows. Told by a Ryan rep that this occurs in one or two homes out of ten and that other builders experience the same problem. If his estimate is anything close then that is a whole lot of homes and the incompetence is apparently industry wide. So, I'm one of many. That makes me feel so much better. The fact that homeowners have to put up with this kind of disruption in their lives because the Ryan Homes of the world have a build it and pray attitude is absolutely INEXCUSABLE. If I had known such a high percentage of 2 story homes has this problem, I would have gotten a ranch. My complaint may help individuals who haven't decided between a 1 or 2 story.

I submitted a complaint about our “serious drainage issue” with our and our neighbors newly built Ryan Homes houses... Our rear yards were absolutely terrible and Ryan Homes was not helping us to resolve our problem..

It took several months and contacting attorneys and Channel 12’s Howard Ain and his investigative team before any contact from Ryan Homes.. Months later our and our neighbors rear yards were completed the way that a new home is supposed to be...

Many of our neighbors problem was now addressed... Thanks to Howard Ain and his team at Channel 12,, Our dreams are finally perfect and we have Homes that we love....

Good for you!! I am glad that you and your neighbors took a stand against a greedy company. Others should follow your lead and take their issues to the news and make the public aware of the shoddy practices this company takes.Especially since they refuse to address the issues.

It's a shame that Ryan only did this to stop the bad publicity which would affect the companies profits and the stockholders. They have absolutely no regard in building a quality home for the poor unfortunate buyers that live in them.

I had nothing but problems in the four years that I lived in my brand new Ryan home.

Everything from leaks, siding, HVAC breakdowns, two appliances needing to be replaced and much much more. Selling that home was the only way to get out of that money pit.
