Does anyone have any issues with Ryan Home at Cabin Branch in Clarksburg, MD? I'm very disappointed with the implication of our new home's quality. I got a cold feet and I am afraid of signing paper. Angry Angry

Yep, trust those instincts. I'm in a townhome in Cabin Branch.

It's a nightmare and now they are ignoring my calls. My one year was about 2 weeks ago and I started trying to get all the warranty issues reported back in May.

So far they've fixed one item out of about 4 dozen. Fixing everything will easily set me back $30,000.

Poor workmen-ship

Very disappointed in our Ryan built home. Very poor craftsmen-ship of the entire home. My biggest mistake was closing on the house before house fully completed(mortgage company associated with Ryan homes). It was obvious that contractors involved in building the house were not supervised Ryan. The defects have been so pad, that I have halted work our home, until we speak to someone in management. We will see if they will take responsibility in fixing the many defects in the home. Ricardo Romero

First off Ryan homes or its structure parts for each model are done in a factory with all sections, boards, ect. cut to precision lengths.

That in itself sounds great but here's where everything fails after that. Ryan contracts the cheapest labor in a set given area of construction to put these pieces together. Couple this with the fact that Ryan buys the cheapest HVAC equipment, hiring the local cheapest HVAC company, usually it's one that has several complaints because they are the cheapest, for installation purposes only. This goes for the roofers who are supplied the shingles by Ryan.

Since all of these contactors are only hired for labor only their attitude upon doing the job is poor and further contributes to the overall poor workmanship. The Ryan Project Manager is a fancy title as he doesn't manage any of the actual construction but rather schedules and coordinates the succession of contractors and sees that they show up to move the home along to its completion regardless how it turns out. His title should be Project Coordinator. While the Ryan home buyer suffers from this approach the Ryan stockholders are making an extrodinary amounts of money.

For example. In 2012 Ryan shares were at $700 dollars per share. As of yesterday 9/24/19 it was at $3514.22 dollars per share. The point being made here that it is better to own Ryan stock than a Ryan home.

Someone has to pay for this huge profit and it's the home buyer for the lack of quality in materials and workmanship.

That's why Ryan buys every stick and piece of material that's brought to each job site project. They get a cost reduction on cheaper material bought at bulk rate.

Any one in New Jersey have to replace their AC in at 5 years old

this was my second Ryan home in a 2 year span. I had a townhouse with minimal problems. Are homes fine with the exception of I replaced the Front Door, upstairs AC, and now had to repipe the basement condensate drain. All the kids are grown so we're ready to move to a reasonable tax state but I can't half Axx a Fix and screw whoever buys our home.

Ryan had another site of 195 complaints which miraculously disappeared.! That site along with this one of over 300 complaints didn't paint a very good picture for Ryan.

Ryan benefits the stockholder by buying the materials in bulk cheap and hiring the cheapest contractors to build it. The home buyer suffers from shoddy workmanship. The other site that had 195 complaints has restarted out new.

It has 35 complaints mounting. I guess Ryan will get rid of that one when it gets larger.

Under sizing HVAC

I bought a Ryan home "used" the home has the original HVAC systems, the up stairs unit is a 2 ton unit, which is the bear minimum required for the 1500 square foot living area. they DID NOT FACTOR in the LARGE Windows, the Air handler and Duct work in the 100 plus degree attic. the result a system that can not keep up in the summer temper rises up to 5 degrees during the day. I have not been through a winter yet, but I expect it to be colder than the set point also RYAN Builders should be ashamed of them selves

I bought a brand new Ryan home and sold it after 4 years. The home was almost 24 hundred square feet.

They installed a 3 ton AC unit and a 60 thousand BTU furnace. Both of which were inadequate to properly heat or cool that home.

I just bought my home at the begin of June in MD. The garage leaks when it rains since July 2. I asked for the warranty and talked with the project manager a few times. They responded to me that they already repaired. But it still leaks. Right now they just ignore my phone and my warranty request. I feel very dejected. I don't know how I can do for the next step.

I not only had a leak in my Ryan home garage but 4 leaks in the basement! All of those leaks, including the garage came from cracks in the cement wall which allowed water to seep in.

The garage and one crack or leak in the basement wall occurred during my one year warranty so they fixed those. Three additional leaks in the basement which occurred after that cost me 400 to fix. They inject apoxy into the cracks which does successfully stop that leak. It doesn't stop other cracks from developing from that substandard cement that they had used.

In the 4 years that I was in that house. I had 7 HVAC beak downs with many out of pocket costs because they occurred past the warranty. You don't expect to pay money for repairs on a brand new house, but wait, there's more. I had 2 of the 4 kitchen appliances requiring replacement.

The refrigerator and the dishwasher. The roof was another costly expense because from day one with every windy downfall my roof lost shingles. Although it never developed into a leak inside the home. I had roofers there on several occasions after my one year warranty costing me money that shouldn't on a brand new roof.

The roofers told me that not all of the shingles were properly nailed down and recommended a completely new roof oposed to this spot fixing. My garage door key pad stopped working after the warranty. My front door bell stopped working as the wire behind the door frame somehow disconnected, possibly through vibration so I replaced with a wireless one. Siding on one side of the house buckled and came loose.

That was a 4 by 12 foot section. This luckily occurred during my one year warranty. Mind you that I didn't list the poor workmanship because that can be subjective. Those were very numerous from doors that were crooked.

Three of them couldn't close as the corner struck the frame. Those doors and frame had to be completely reinstalled. The wood floor had many boards that were glued down and not installed by groove as they should have been so some boards popped up. They had to be tacked or nailed down which is something that you don't do on a wood floor.

One corner cabinet was cracked which was noticed by the Project Manager on the walk through. It was so obvious that I can't understand why the kitchen cabinet installers continued and completed the job by installing it because half of the cabinets had to be removed to replace that corner cabinet. You could only imagine the mess during this replacement. I had one wall, which was over one of the repaired basement cracks, develope large cracks in the wall.

My sales agent told me 8 years ago that Ryan sales people got 6000 dollars for every sale and depending on the site or community, we're expected to sell a certain projected quota. That community had a minimum of 2 per month.

So it can be very lucrative to be a Ryan salesperson and yes they will tell you what you want to hear to make that commission and sales quota for that area. I could never feel comfortable with myself selling an inferior home like that despite the commission.

Poor Quality, Bad Customer Service!!

My 4 yr. old home has a finished basement ( BY Ryan Homes) The floor has a huge crack in it and we are smelling dampness throughout the home. I called customer service and they basically told us to hire a contracter to fix it. No help from Ryan Homes at all!!! Never buy a Ryan home if you want quality.

Landscaping foe pas and incompletions

We moved into our Ryan home in Monroe,Oh back in 2018 of November. We were told that a landscaping business would put in our yard ..excavating , and planting etc. They never cleared all the rubble in our yard ( small and large rocks throughout the main areas of our yard. They never finished the yard ( tree line ) on top of everything else. We were told in May this would be completed and now its July ?? We would like to be compensated and or this to be accomplished fully and not half done and improperly.

A new build in progress

19 hours before my wife and I, settlement the building project manger contacted me and stated we can’t close due to improper submitting of inspection paper work to the county. I, understand your company builds a lot of hoises in this county so I don’t see this happening. Also we were not notified of any inspection paper work you were waiting on at the time of our final walkthrough. Also when asked, your building project manager was aware of this situation he advised that he knew about a whole day prior to telling us. We have to move out of the house being sold in 5 days this won’t be resolved. And I took of for the closing and the move, now this being pushed back I won’t be able to take off. I like some help in housing and to move my personal belongings.

Stay away from the big builders.

Home buyers need to understand that Ryan Homes as well as other large builders can supply the most square footage and bang for the buck. They do this by being power buyers on materials and with the labor as well. They will tell the sub-contractor that they will give them all the work they can handle but at a cut rate that may be 25%-50% less than the going rate. The only way the sub-contractor can make money like this is to get the work done as quickly as possible. When that happens you get sub-par workmanship. Home buyers need to understand that before buying a home. No smaller builder can give the square footage for the money as these large builders. If you want quality, you HAVE to stay away from these guys. With a smaller builder you will get better quality, have more control and get better service but the downsize is that you will get less house for the money and it may take longer to build. As you may be able to tell, I am a contractor. Without defending Ryan or any other builder, why would you expect to get the most square footage, the most little bells and whistles and get a house built quickly, all while paying less money. My motto is, good, fast and cheap, pick any two. Buying/building a home is a large investment, do your homework. There have never been many good reviews about these guys, that should tell you something. No one is going to protect you against yourself. Most of us are the same, we want to complain about the "Walmart's" but we all want to get the best prices.

The mistake that you make on your assessment of Ryan homes and their poor quality as giving the home buyer the biggest bang for his buck is incorrect. Did you ever stop and think that Ryan is out to give their stockholders the biggest bang for their buck at the expense of the home buyers.

In 2012, NVR/Ryan stock was $700 dollars per share.

It closed on Friday, July 12, 2019 at $ 3849.63 per share! That is the reason that they purchase all of the materials and labor, both substandard and it's not for giving the home buyer anything but rather fleecing him on a brand new handyman special.

Never ceases to amaze me that people continue to buy these poorly constructed Ryan shanties and are then surprised by the lousy quality. There is so much info out there, that minimal research would scare away all but the most profoundly thick consumer.

They built an eyesore in Jefferson, MD, and the siding was buckling within 2 months. They ended up changing it before they began selling, but only because it was so obvious and the first thing one notices. I feel sorry for the people buying in this lemon orchard and I’m sorry that the land is defaced by this cheap mess of inelegantly designed, human storage sheds for.

They pay decent money for these places, but they get low quality plywood and vinyl slapped, up quickly by immigrant labor. Caveat Emptor!
