OVER PRICED HOUSE STERLING ESTATES

DR house appraised 48K under the asking price. DR said too bad and we should buy the house anyway. Kept our deposit even though the contract states that if the "preferred lender" does not approve you loan we can shake hand and part ways. No appraisal clause in the contract for a reason. Way overpriced and SHADY people to work with.

Here is something, a sort of justice, regarding this company that would be fitting. Anyone remember that old Twilight Zone episode titled Judgement Night?

That's where a German Uboat Commander sinks a boat without warning. This leads the second in command to tell the Captain that he feels that this ship is now condemned in the eyes of God. Here is the exchange between Chairman Dwight Sharp and CEO Paul saville. DWIGHT.

A great year this year. NVR up 8 percent. PAUL Yes sir. Oh you have nerves Paul.

I'm a little shaky. DWIGHT. Why? PAUL.

There are people living in the homes we build .We gave the home buyers no warning of our subpar construction. DWIGHT. Oh so you'd give them warning about an substandard home building practices which would affect our profits. You have sentiment Paul but no brains.

You're an old woman you know that. PAUL. I just found it difficult. DWIGHT.

To do what? PAUL. To reconcile selling cappy homes to Americans without any conscience. Makes me wonder if where not damned now.

DWIGHT. In the eyes of the home buyer we most certainly are. PAUL. No I mean in the eyes of God.

DWIGHT.Oh your not only a fool Paul but also a religious fool and perhaps a mistic at that. Supposed we are damned what will happen then? PAUL. I've had dreams about it.

Perhaps there is a special kind of *** for greedy people like us. Perhaps to be damned is to have a fate like the people who bought our homes. To suffer as they suffer. To have problems like they did.

DWIGHT. You are a mystic Paul. PAUL. We'd live in Ryan homes, day and night, everyday Dwight for eternity.

The buyers could be taken only once, just once, but we could live in this sht box, everyday until eternity.

One week away from closing —- drywall “fix” that appears ceiling in “falling down” after 2 weeks of prior notification from buyer .All Of this after 3 Pre-frame inspections because project manager said issues brought up in the first inspection were completed . Only for customer to pay for 2nd and SURPRISE—- issues were not addressed. By the 3rd inspection Ryan homes hired engineering got involved per inspectors request . Last response from project manager “ We are not tearing the ceiling down”— we will try to fix it again. Save yourself the headache your blood pressure , attorney and family with thank you later . Do NOT give the money it took you years to make to this company. My next stop Bay News 9!!

While modern technology through the discovery and use of new materials has improved the insulation and comfort of a home. The modern greed of trying to earn a buck the fastest way by hiring cheap labor ruins all of that.

It's one of lifes costly lessons which I have also gone through with this company. A home, especially a brand new one, should be a source of pride and security. Security, say in being cozy and in from a thunder storm occurring outside. My security in my Ryan home was worrying about how many shingles would blow off the roof or siding becoming loose.

This happened often to me, costing me money after my warranty ended. My HVAC system broke down 7 times in the short time that I kept that house. Besides my learning that new homes, or the contruction and profit made by cheap labor is something to avoid. I also learned that many amenities such as tennis courts and walking paths, promised, shown on community plans in that model by the developer and Ryan may never ever get built.

Another mistake is buying anything in an HOA. Here's another lesson learned. When the community pool needed a resurfacing job. The pool was closed for 3 months.

The clubhouse bathroom which was closed due to a leaky pipe was also closed for months. Exercise equipment that was reported as requiring repairs also sit idle for months. Your stuck with the landscaper they use who loves to do continual wheelies around and around your trees on your lawn. This causes tire imprints and dead sod.

Avoid an HOA. You either maintain your own lawn and have the ability to hire or fire whoever you want. You can join a gym or club with a pool. If they choose to take their time repairing it.

You no longer stay as a paid customer. The good thing about buying that older resale that Ryan will tout as a less efficient home. One that isn't in an HOA with all of these supposed amenities that are shown in the community plans is this. That home is built better built and regarding the surroundings of that older home.

WHAT YOU SEE IS WHAT YOU GET!

There are no hidden surprises. Stores, lake, trails and greenery are already there.

Worse home builder in South NJ

We have purchased out home in NJ 6 month ago. We file our first warranty claim in less than 2 month. It is been almost 4 months, no issue has been solved. We are keep putting more claim for different issues. Customer service very poor. Mold start showing up, complain and get advice only that we should keep A/C running, keep all doors and windows close, have dehumidifier running in basement 24 x 7 to avoid mold! Gas range has manufacturing defect, they want to do nothing about it, giving suggestion to call GE our self. First complain we made about front door was installed crooked, hard to close/lock, big gap between door jam and wall. Solve this problem in a week but still not fixed like new home. Never ever buy Ryan Home. If you are ready for spending extra money after closing, go ahead and buy. Buy new home as is and do not file warranty claim to save your time and aggravation.

From my experience or nightmare with Ryan. I find that they will respond to repairs swiftly as long as they are constructing homes in the community that you are in. Th reason for this is that they do not want to to hang around the sales office and dissuade people in buying their poorly constructed homes.

Everytime that one would relish being in their home, secure against a thunder storm, or wintery night. I used to wonder how much it would cost me in my Ryan home.

This being the number of times times that I lost shingles, siding came loose or leaks in the basement. Rather than sit cozy in my Ryan home I wondered what else would come loose given the track record that my house had. I even worried about the HVAC system not breaking down as it had previously during very cold spells.

A home should be a shelter and something that you don't have to worry about because it was built strong. That was not the case with my Ryan home.

Despite all of Ryans/ NV claims that the house sections are factory made to the highest standards may be true. But hiring the cheapest contractors in and area which uses illegals to put this home together is where the problems start.

Ryan buys the roof shingles that are used on their homes to be built. My problem had nothing to do with their quality but with the roofer that they used. Every windy day during the four years that I owned that home shingles blew off of the roof. That goes also for the siding that was installed on my house.

The siding blew off on a number of occasions. I had problems regarding other installations that failed due to the contractors that they hired. Whether the materials were cheap or not, probably were, most of my problems occurred with the substandard workers and workmanship. I did have 2 appliances that required replacement due to the repair costing more that the units within my 4 years there.

I spent more money, out of pocket expenses, to repair things that shouldn't happen in a new home. It was like a brand new handyman special. Every windy day or storm after my one year warranty was up usually resulted in me either calling a roofer or siding worker, sometimes both. I also had several HVAC breakdowns and one costing me 750 dollars.

I had the garage door motor fail and leaks in the basement, garage, dining room wall, not to mention doors that were hung crooked . One bathroom door was so bad that you could see inside the room with the door closed.

That's how wide the gap was between the door and the frame. I was glad to get away from that money pit.

We live in The Woodlands of Morrow as well. The drainage is a serious problem and was done incorrectly from the beginning.

This should not be happening with a tenured building company.

Now, we received notice that they want to come back and regut our cabinet because of a poor design that causes the refrigerant to do double the work (frost in fridge) because they placed the stove next to the fridge with no barrier in between. Again, these carelss practices should not be happening.

The worst

This house is the worst I have ever been in, the down stairs windows been replaced twice still broke, the wall in going upstairs has to be taken down and reworked the whole wall is bowed, this is just the start. Don’t have Ryan build a house for you, you will be sorry

They say that a little settling of a house is normal, however in a Ryan home it will continue to settle, the whole entire time that you own it until you go into settlement to sell the place. One year in a dogs life is equivalent to seven years of a human.

One year living in a Ryan home is equivalent to ten years in a well built home. In other words if you live in a Ryan home for three years it will look as if you had lived there for thirty. Your appliances and HVAC equipment will also work as if they are thirty years old as well. During a storm or hurricane the safest place to stay in a Ryan home is in someone else's that isn't one!

Worst piece of garbage that I have ever owned.

I can laugh now but that place was like a brand new handyman special. So many out of pocket expenses for leaks, appliances, siding and HVAC issues on a four year old home that continued until I sold it.

Our home in Fairwood in Bowie is having the same issues, and we cannot get resolution like our neighbors. Very frustrating I wished I had never bought here, these homes are half a million dollars I will never be happy. Run do not walk to somewhere else.

I had also went through a bad experience with Ryan and sold my home. I did learn quite a bit from that experience and new developments.

While I wanted a new home for the warranty and newness, I never stopped to consider a resale. Resales have an advantage in that what you see in the development and home is already there. No more promised tennis courts that never end up being installed. The landscaping is already there and no surprises regarding the grading.

If I still had my heart set on a brand new community I would do two important things. First find out who the developer is that is allowing a certain builder to put up houses on that property. Is he reputable. Check out other projects and developments that he had completed and talk to members of that community.

Did he, the developer put in every amenity that he said he would? Secondly, I would check out developments that the builder had already completed in the area and ask the residents what they think about their home and the builder that built it. When you question the residents in a new development that you are considering your bound to get the wrong feedback because these people want you to buy there so the builder doesn't leave and want to protect their investment. You also have the misery likes company types or the fact that problems or defects haven't occurred yet because the home is brand new and they haven't been there long enough for the paint to dry.

Go to one of the builders communities that are a couple of years old and talk to those people. They have nothing to win or lose and will be more truthfully about the builder and their experiences with the home. I made the mistake of wanting brand new in a world where company profit is more important than quality. In a resale there are no surprises.

What you see and the stores and surrounding areas are there. No lies about a greenery area that's promised to stay that way but subsequently doesn't.
