Ryan Homes - Drywall Review from Ashburn, Virginia
Ryan homes do not honor their work or deliver customer service. Had a problem with drywall cracking. They repaired within the warranty period. Five months later same problem in the same area. Now they won't fix it or help. Bad customer service. Local news station will be notified so the surrounding area will hear about Ryan Homes!!

Customer Service Depends...
So, we bought a townhome in Northern VA, and initially we could not get any services completed. Our project manager stopped responding to our emails, phone calls and texts. I was one pissed consumer. However, we had another service provider showed up who actually listened and resolved all of our requests in such an efficient / professional manner. What I would say about my experience with Ryan Homes is that, it really depends on who your service supervisor is. We got lucky, and our supervisor really came through for us. At this point, I have to say I am a pretty happy customer.

Ryan Homes - Basement Review from North Ridgeville, Ohio
Our home is 11 years old ( Ryan Homes ). Home warranty for leakage is one year. The company line is shrinkage is common and these type of leaks are acceptable. I was told they didn't waterproof basements until 2009.( company line was that this was industry standard at the time) This is our 4th wall repair. No Goodwill $200 to have repaired this time.

Horrible Home Builder
Just bought a Ryan Home. Their homes look good until you start living in them then you realize that they use cheap, shoddy materials in everything they do. My shower basin did not drain. Water laid in there after a shower. They refused to fix it. Water accumulated around the edges of my bathtub. They refused to fix that also. They will make all the easy repairs but, on the expensive repairs, they dig in and fight you. Everything is cheap - kitchen cabinets, flooring, windows, siding, decking, paint, fixtures, no cleanouts on traps, plumbing fixtures, outdoor faucets. Decks are undersized. Once I put my patio furniture on the deck, I could hardly move. I had to pay my contractor $5000 to enlarge the deck and put in a set of step to get to the ground. Outrageous - not even steps. For the kitchen cabinets, I suspect Ryan uses factory defects. We had some defective cabinets that had to be replaced. When the "new cabinets" arrived and were pulled out of the box, they also had obvious defects. Also, why couldn't Ryan paint the garage and not sell a house with bare drywall. The laundry room had no laundry tub. I could go on all day.

Custer Service at the SALES point STINKS
I had a contract on a Condo in 2013 and Ryan failed (Ryan admitted a huge mistake) but was unwilling to offer any reasonable compensation for their error. Since Ryan had my deposit and plans were already in progress on our end, we were basically STUCK. We agreed to purchase another Condo but the additional wait of 7 months caused considerable expense and heartache. At the time we had to make this difficult decision, I felt was not asking for much but Ryan replied with an almost instant "NO". At the time of purchase make sure you are comfortable with Ryan as your because dealing with the upper levels of sales management is very painful. It is like pulling teeth!

Ryan homes are liars! They make everything sound great! I've lived in this home for 2 yrs and these are the cheapest built homes I've ever seen! They are a rip off ! Go to Ryanhomesux on Facebook and you'll see ! I think everyone should get together and file a civil suit against them!!

Once They Have Your Money, The Service Stops
I bought a Ryan Home that was only a couple of years old and still covered under the builders 3 year warranty as well as the 8 year structural warranty. About a year after the builders warranty expired, I came home to find my basement full of water. I called in the plumber only to find out that the problem was due to a trim nail that had punctured one of the pipes, because they failed to install the proper nail stops on the studs. I had to contact Ryan Homes multiple times to attempt to get answers. During the first call, they just outright denied that they built the house. Ha! The second call, they agreed that they built it, but then said it wasn't covered under the warranty. I elevated my complaint and sent pictures of the pipe with the nail in it. I had to call them back to get a response, only to be told that because I couldn't prove that they drove the nail, they would not cover the damage. Really?? The house was completely original, except for a fresh coat of paint. You only had to look at the house to know that nothing was ever done to it. Ryan Homes in general are a poor build quality. When they build a house, they bring panels in pre-fab and hammer them together. Those pre-fab sections never compensate for the slight imperfections on the slab and ALWAYS lead to even worse problems in the house later on. Don't be surprised if you find walls some walls to be crooked. I went with a much better builder my second time around, The neighborhood I live in is a joint venture between Ryan and another builder. Before buying, we did a price comparison and found Ryan to be far more expensive. Ryan wanted to charge us $500 to omit a 1/2 wall!! I've never been charged more for less, but apparently Ryan does. The other builder did it for free. Ryan's pricing model is such that they offer you a low price up front, but everything AND I MEAN EVERYTHING is an option. You want a light fixture in a bedroom? extra! Ceiling fan rough-in? Extra! Phone line? Extra! Cable connection? Extra!! And those extras aint cheap. We found that on average, Ryans "options" were actually almost twice as much as the other builder, when comparing similar options. So in the end, we saved big time by not going with the cheap builder. My last complaint about Ryan: When Ryan was building their homes, one of their trucks drove through my lawn and destroyed my freshly seeded aerated and treated lawn, leaving 4 tire tracks about 5' long into my yard. I called the Ryan Super Intendant 3 times and never even received the courtesy of a callback. Is it any surprise that Ryan Homes is known and the vultures???

Defect in Ryan homes construction
I bought Ryan home. what a big mistake. they hide how to contact corporate office. today 9/12/2014 .I have replaced a window costing @***.00. the window cracked as it was std glass sachet in an under size frame. the compression caused the crack. 2nd window frame has frame cracked all 4 corners. A 3rd half crescent glass has white paint splash all over in the inside of double pane Genesee glass. Ryan contractor told me that there is nothing he can do. as they got sealed framed window from factory. and it is over one year old. COULD SOMEBODY HELP ME. No call from Ryan home district mgr yet????.May God help us.

Ryan Homes - Company Services Hidden Fee Review from Virginia Beach, Virginia
Stay away!!!! These guys will lie and tell you everything will be okay when it's not okay. You better demand everything be on paper or stay away! There are sooooo many hidden costs and fake incentives they tell you about that you won't find out until after signing your contract. They will call and harass you. Their build quality has been commented on numerous times and is obviously the cheapest of cheap. Do not buy a Ryan Home, save yourself the hassle of liars, thieves, and swindlers
