Retraction of THEIR contract offering
Recently, my wife and I went into a subdivision in the D.C. metro area looking to buy into new home construction. We came across two in NOVA that at first appeared appealing, ultimately deciding on one. However, it went downhill from there. The sales staff used most every "used car sales" trick to maximize their profit margin. When we finally settled on a price, we signed a contract with the company. The following week (late week) we went to meet with their NVR mortgage broker, only to be told AT THE MEETING (vice notifying us three days earlier) that they needed to up their negotiated price by $15,000! And they were unwilling to budge/negotiate, only offering an insincere and unapologetic "I'm sorry". I would caution buyers to be wary of their negotiations with the new homes sale representatives and ALWAYS have a realtor present.

I'm sorry, did you buy this home? If you did, all the "problems" you having is on you.
Also, I saw you wrote this review on another website and claimed it was for a house in Reading. Well, which is it? If you bought this house and didn't notice the ditch, the thin walls, and the railroad tracks then you're not a very smart person. It's not Ryan Homes' fault that you bought a house and didn't notice the ditch or thin walls.
And also, if you didn't buy this home, why are you reviewing? This doesn't affect you at all.

Juat recently purchased a Ryan Townhome and I am so pissed at all the problems that have surfaced, I would not recommend these builders to my worst enemy. My house has ao many problems I can't list them all. Some have been fixed, while others have not and I feel they are trying to wait me out as if Im going to forget that the house I just purchased is ***!

My garage started leaking from all the rain from the recent storm hurricane Joaquin my home is only three years old. The inside of the garage started falling, all the sheet rock. Tried calling Ryan homes to come out a fix it. There is now structural damage on the walls of the garage a celling. They refuse to come out and fix the women were so rude when talking to them in the office they hung up on my husband saying there was nothing they can do because the roof was only covered for a year. It might have nothing to do with the roof. The shingles look fine and again its only three years old. I believe it was not structural put together right. We also had a problem a year ago in our bathroom the foundation around the bathtub was cracked. They did come out to fix it they and admitted that they did not put it together right there was things missing which was causing the cracking. Also told us if it was not fixed it would eventually start leaking from the top floor to the bottom. If my tub was not put together right they it gives me question on the rest of the home especially now that my roof is leaking in my garage. WHAT A JOKE RYAN HOMES I WILL NEVER BUY ONE AGAIN. Never had this experience with any other home being our forth. We Will be seeking legal action against the company. They didn't even come out to the home to see if it was there fault with structural damage and there office staff was rude. Then again its not there home so who cares.

The worst new home purchase
I put a contract down on my Ryan home in December of 2011, and they completed the construction June of 2012. Since I've been in my allegedly 5 Star energy efficient, Town home/condominium I've been having nothing but issue, after issue, after issue, after issue! While the place was still under warranty my pipes sprung a leak and it basically rained in my living room and damaged my hardwood floors and ceiling just from me turning on my water spout in my garage. I also had a serious gas leak from my kitchen stove since a rush job was clearly done throughout the entire house and the gas company had to come out and tag my stove as hazardous, and they mandated that I did not use the stove until I got the builders back to my place to seal a gas line that was never sealed. Since the warranty has expired, my motor and motherboard to the HVAC system has conked out and from what I’m told the motor is supposed to last at least 10 years. Now I'm dealing with the effects of Hurricane Joaquin exposing even more issues in this place, now my balcony window has sprung a constant leak because of the non-stop rain we are experiencing in the DMV area, and now my drywall and crown molding is warped and separating from the walls. I purchased a condominium over 40 years old prior to having this place built and I'm experiencing just as many problems if not more in this newly built 3 year old condominium. Notice I keep referring to what suppose to be my new home, "this place" because it has been a constant headache, inconvenience and major disappointment living in a place with major product and structural issues, so I’m finding it very hard to call this place home. Someone really need to hold the CEO, Dan Ryan accountable for crushing the American dreams of so many hard working people around U.S. purchasing his “cookie cutter” homes. I feel like a victim of a horrific scam, thinking I was getting a 5 Star quality built town home, when it’s really just a defective, and poorly built housing unit that look pretty on the outside and worth little to nothing on the inside.

High Class Upper Management - Sub-Standard Homes/Townhouses
I would urge "every" potential buyer of a Dan Ryan property to definitely speak with a current homeowner before leaping into a destiny of unhappiness with his homes. Cheap Labor, Cheap Products, Hundreds of structural and interior defects. Vendors are all sub-standard. Ryan rushes to complete new developments, takes shortcuts on workmanship, will make sure defects are quick-fix to last through warranty period. Then, watch out. The ball is in your court. They don't want to hear from you again. As far as upper management, Dan Ryan and his staff only worry about the bonus at years end. Good Luck!

My worse problem is the shortcuts they take in trying to correct problems. Customer service after the sale is horrible. We were lied to about the incentives to sign "this weekend." They filled a void behind an improperly installed window with garbage bags and wood scraps. Fortunately I insisted it be fixed before closing, should have done the same with other problems. House didn't fit on lot, so corner of porch was cut off after being promised it could be shifted to one side. Gaps in wood floors, curb stone installed instead of sloped apron on driveway, took 6 weeks to get corrected resulting in $2400 damage to my car.

HVAC & Applicances: Ryan homes failed to register many installed items in the house for their manufacturers warranty to be valid. My home is 4 years old November 2015 and we have already had various appliances replaced, the HVAC unit replaced twice already and now the blower only to find out that it was never registered with the manufacturer for the 10 year warranty by the installer or Ryan homes as required. Ryan Homes has yet to correct. Drywall: We have numerous places throughout the home with issues where the ceiling meets the wall. Often the seam is wavey or rippled and can only be fixed by ripping out and replacing the sheet of drywall. The installer claimed that it was normal and refused to correct; Ryan homes deferred to the installer. Currently having a licensed installer correct the issue. Wiring: Basement was to be wired so that the house could have LAN ports through out for connections to various devices. After having an installer look at the bridge used to create the LAN port hub, the hub does nothing except allow plugs to be placed there. The hub actually does nothing and needs to be replaced with the proper hub so that the network can be spread to the various points through out the house. Exterior: Coating on concrete has completely washed away after 3.5 years and has to be repainted. Outside light fixtures have had to be replaced after 1 year, as well as the wiring and mounting for the lights also had to be corrected. Interior: Various switches do not operate the socket or fixture as designed; various pod lights were omitted during construction and later installed after many phone calls to customer service. All sinks in the home give off sewage smells when water is first turned on; this has been corrected thanks to a licensed plumber who corrected the traps on EVERY sink. Many larger rooms are given only 1 air vent and in the master the 2 air vents are placed center of solid walls behind places they suggest to place your bed. Only on the first floor are there vents near/under windows.
