You should have read the blueprints like any reasonable person would have. Maybe your neighbors dog is peeing in your new sod and that is why it is dying.
If you are finding things after a year, you more than likely have paid no attention to the finer details of your home.
As far as your marital fighting goes, just move out of your "shattered dream" home and let her have it in the divorce settlement.

If you still intend on moving to Delaware, here are some tips that will be helpful. There are two electric companies that service Delaware.
One is Delaware Electric Coop and the other is Delmarva. Delmarva is way more expensive than DEC. You'll notice those communities as many homes will use solar panels. Try finding communities that use DEC.
Secondly, most communities heating systems in Delaware are supplied by propane instead of natural gas. Propane is very expensive so I recommend that you have a heat pump installed in your new home. It will cut down the propane use as electric, DEC is very cheap. My highest electric bill to date was 118 dollars.
Thirdly, water in Delaware is very expensive so I would suggest having a well dug for that water to be used for outside irrigation. You can easily get a 900 bill from watering your lawn for 3 months. A well costs 3000 dollars but you will get that back within a few years from not using your tap water. You will definitely miss the shopping stores that you have in New Jersey.
You have to drive to Maryland to go to a shopping Mall. One thing Delaware needs is better stores. If your cell phone carrier is Verdon or AT&T, your phone will operate fine. If you have TMOBILE , you will have to change carriers.
Make sure that the medical plan or Doctors that you use in New Jersey are also available in Delaware. As a GHI member in New York, I found that there were no GHI providers anywhere in Delaware. I had to go to either Maryland or New Jersey for the nearest Doctor. Beware of the many speed traps throughout the State.
The speed will go from 40 to 25 for a few blocks and the local police are waiting to tag you for speeding. I've never been tagged but they are there.

I had a total of 7 breakdowns with the HVAC system Ryan had installed. Six of the breakdowns occurred during the winter and 1 breakdown with the central air conditioner.
Six of those breakdowns occurred during the two year warranty. The heating breakdown occurred after the warranty costing me 535 dollars. Two of the four kitchen appliances were problematic from the start. The refrigerator couldn't hold its set temp of 37 degrees and ran continuously.
It was replaced during the first year with one that needed the ice maker to be serviced from jump street. The dish washer was repaired 5 times for leaking. The 5th time occurring after the warranty at a cost of 77 dollars. I suspect that the appliances are refurbished units rather than brand new.
I could go on with other numerous problems that would make this very lengthy. The Ryan stock is doing phenomenal for its stockholders. You realize after buying a Ryan home as to why. The home buyer is made to suffer from the profits that were made from the cheap materials and poor workmanship that was put into the project.
Its like buying a brand new handyman special.
It is said that for every year a dog lives is equivalent to seven of that of a human. Well for every year that your in a Ryan home is equivalent to ten years in a well constructed home.

Wow.....just reading the words you typed... You will have nothing but frustration, head/heart ache and wasted money. if you build with Ryan Homes is all I need to read.

i live in NJ my home was built in 2000.,I am the 2nd owner, the home was sheet'd on the exterior all around with cardboard yes cardboard they stapled it to the 2x4s with a staple gun. and all the homes in nj were built the same.
by Ryan Homes, NVR. This was apparently approved by HUD so they went ahead and built with it. Leaks from behind the windows, siding etc. A nightmare,walls shake with wind storms as well.
even if your home is still covered under warranty they will tell you its approved by HUD.. this is how they got away with it. Government protection!! you basically have to take them to court and show cause that its a structural default.
hopefully a judge will see this. and know even if the government ok's a product to build with doesn't mean its right!!!
P.S. before buying a Ryan/NVR Home have your home inspector pull the siding to make sure the home is sheet'd with ply wood!!!!!
